Property Manager
Job Description: Purpose of the Property Manager is to maximize property occupancy levels and property values.
Job Duties and Responsibilities
Marketing/Leasing
- Advertise and market upcoming apartment turnover thru approved company marketing channels
- Maintain active customer/prospect list from prospective new residents that contact us thru phone calls, walk-ins, and e-mails
- Welcome and show property to prospective new residents
- Coordinate and approve new resident’s rental applications for the property
- Approve and sign all lease paperwork and addenda
- Manage vacancy to vacancy goal outlined by Director of Residential Property Management
- Maintain awareness of market/industry conditions, trends, and pricing via trade publications, professional organization, etc
- Utilize Social Media to keep current and prospective residents informed on events for properties
Administrative/Financial
- Responsible for staying within established budget guidelines throughout the year.
- Responsible for knowing the application, lease, and all applicable MN rental guidelines and fair housing laws.
- Ensure lease files are complete and the execution of leases is properly completed.
Customer Service/Maintenance
- Maintain positive customer service attitude
- Complete inspections with residents for all move in/move outs.
- Initiate and implement policies/procedures to maintain resident communications; e.g., complaints, service requests, property events, scheduled work, lease renewals, etc.
- Physically walk and inspect the property on a consistent basis. Submit and manage work orders to be completed based on inspection results.
- Implement Turn Board Process for unit turnovers. Coordinate with Maintenance Supervisor and Engineers to ensure work is completed in timely manner.

- Driver's License (Required)
