What are the responsibilities and job description for the Property Maintenance & Construction Manager position at Prime Property Management?
PRIME PROPERTY MANAGEMENT & REAL ESTATE, LLC
Grand Rapids, MN | Full-Time
Property Maintenance & Construction Manager
$32–$45/hr Depending on Experience Company Van 2 Weeks PTO Bonus Opportunities
Build townhomes. Remodel kitchens. Solve problems. Grow with a company that’s expanding.
Prime Property Management & Real Estate, LLC is a licensed general contractor and full-service property management company in Grand Rapids, MN. We manage a portfolio of more than 225 residential units — and we’re actively growing.
You’ll work on everything from apartment renovations and kitchen remodels to new construction at our Foxhaven luxury rental development in Grand Rapids and Cohasset. While construction, maintenance, and project execution make up the majority of this role, you will also play an important part supporting daily property management operations. No two days are exactly alike — and we need someone who thrives on that.
We are looking for someone who enjoys being trusted to figure things out, make decisions, and move projects forward without being micromanaged. If we had to describe the ideal hire in one sentence: a highly capable tradesman who can independently manage small projects, coordinate materials and vendors, solve routine field problems, and only involve ownership when decisions exceed established spending authority.
What You’ll Do
- Unit turns — painting, flooring, fixtures, repairs, and final preparation for new tenants
- Kitchen and bathroom remodels
- Flooring installation (carpet, LVP, tile)
- Plumbing and fixture replacement (toilets, sinks, water heaters)
- Drywall, trim, and carpentry repairs
- New construction work at Foxhaven — our luxury rental townhome development
- Coordinating subcontractors on larger scopes
- Routine property inspections and maintenance
- Property management support — move-in/move-out inspections, tenant move-ins, leasing assistance, posting notices, and routine property inspections
Pay & Benefits
- $32–$45 per hour depending on experience
- Company van fully equipped with professional tools and common inventory — so you can focus on solving problems instead of chasing supplies
- Two weeks paid time off paid holidays
- Bonus opportunities awarded for project performance, cost savings, and construction milestones
- Company support for real estate license and/or contractor’s license for the right long-term candidate
- Real career growth inside a fast-expanding company
Who We’re Willing to Hire
We are open to hiring either:
- An experienced tradesman ready to hit the ground running, or
- A high-character, mechanically inclined individual who wants to learn and grow into a leadership role
What matters most:
- Dependable — shows up, follows through, does what you say you’ll do
- Coachable — willing to learn our standards and improve
- Ownership mentality — you treat the work like it’s yours
- Professional with tenants and subcontractors
- Valid driver’s license and ability to lift 50 lbs
Experience is important, but attitude, work ethic, and accountability matter just as much.
This Job Is NOT For You If…
- You need constant supervision to get through your day
- You avoid difficult conversations
- You want the exact same task every single day
- You’re looking for a strictly 8-to-4 position with zero ownership mentality
