Job Description:
- Manage and complete work orders using computerized systems such as Rent Manager.
- Perform and oversee routine property maintenance, facility inspections, and janitorial tasks.
- Identify and report building repairs, safety hazards, and maintenance issues.
- Support and execute preventative maintenance schedules and log all completed work.
- Perform basic repair work, including plumbing, electrical, HVAC, carpentry, painting, and general facilities upkeep.
- Maintain clean, organized workspaces, tools, and supply areas.
- Monitor supply inventory and notify management when restocking is needed.
- Prepare vacant units for new residents, including cleaning, repairs, and setup.
- Coordinate with vendors and contractors providing on-site services.
- Respond to emergency maintenance requests, including after-hours rotations.
- Ensure compliance with safety procedures and company policies.
- Provide courteous, professional service to residents, staff, and vendors.
- Valid Hawaii Driver’s License preferred.
- Basic knowledge of building systems (plumbing, electrical, HVAC, carpentry, and appliances).
- Ability to safely operate hand tools, power tools, and maintenance equipment.
- Willingness to learn property management software.
- Ability to work independently and collaboratively.
- Strong communication and customer service skills.
