Construction Superintendent

Execute and supervise the construction process for the assigned homes ensuring all specifications are completed for home buyer closing. Oversees the schedule and direction of Trades ensuring quality standards, adherence to building codes and health & safety requirements are met.

• Monitors construction process from start to finish, including reasonable construction budget control, code compliance, and providing technical guidance as needed to Trade and Sub-contractors,
• Executes full completion of the assigned home prior to the closing date 100% of the time, conducts New Home Orientation walk-through with home buyer, and oversees addressing all relevant “blue tape” punch list items.
• Handles legitimate / warranted items when / if warranty requests are received from home buyer. Oversees warranty work by Trades or Subcontractors, makes minor warranty repairs when justified (ie tightening loose door locksets, etc) Handles 11 month home buyer punchlist requests if supplied by home buyer and oversees addressing legitimate covered items.
  
  

Superintendents make decision on the quality of the Trades work as it adheres to building codes, design requirements, health & safety. They have the autonomy to have the home finished and ready for New Home Orientation walk-through and home closing. Escalates any complex Trades poor quality, no shows, other performance related matters directly to the Director, Construction & Purchasing. In conjunction with Director, Construction & Purchasing they make decisions on the readiness of the home for New Home Orientation walk-through and closing.
