The Maintenance Director is responsible for the overall maintenance, safety, appearance, and long-term physical upkeep of EmotiCare's beautiful 28-acre Rimrock campus. The campus includes three residential dormitories, cafeteria facilities, classrooms, maintenance buildings, onsite employee housing, landscaped grounds, and associated campus infrastructure.

This is a hands-on working director position. The Maintenance Director personally performs general maintenance and repair work while directing and working alongside one maintenance helper and coordinating qualified outside contractors when specialized services are required.

The Maintenance Director is responsible for maintaining a safe, functional, clean, and well-maintained physical environment; identifying maintenance and safety concerns before they become significant problems; and assisting leadership in planning for the long-term repair, replacement, and improvement of campus facilities through development and management of a rolling five-year capital expenditure plan.

Essential ResponsibilitiesCampus and Grounds Maintenance

Maintain the approximately 28-acre campus and oversee the ongoing care and appearance of:

  • Lawns and landscaped areas;
  • Trees, shrubs, plants, and flowers;
  • Irrigation and watering systems;
  • Walkways, outdoor common areas, fencing, and other exterior campus features;
  • Seasonal grounds maintenance and cleanup; and
  • General property conditions affecting campus appearance or safety.

Establish and maintain appropriate schedules for mowing, trimming, pruning, planting, irrigation, weed control, seasonal maintenance, and other routine grounds activities.

Identify conditions requiring specialized landscaping, arborist, pest-control, or other contracted services and coordinate those services when approved.

Building Maintenance and Repair

Provide hands-on general maintenance and repair services for campus buildings and facilities, including three residential dormitories, cafeteria facilities, classrooms, maintenance buildings, onsite housing, and related structures.

Responsibilities include routine and preventive maintenance and general repair involving:

  • Plumbing;
  • Electrical fixtures and minor electrical repairs within appropriate scope;
  • Carpentry and drywall;
  • Doors, locks, windows, and hardware;
  • Painting and surface repair;
  • Fixtures and equipment;
  • HVAC monitoring and routine maintenance;
  • Lighting;
  • Furniture and building components; and
  • Other general facility repairs.

Determine when repairs can appropriately be completed internally and when licensed or specialized contractors are required.

Coordinate outside vendors and contractors, including obtaining estimates, scheduling work, monitoring completion, and communicating significant issues to management.

Preventive Maintenance

Develop and maintain a comprehensive preventive maintenance program for campus buildings, systems, equipment, and grounds.

Maintain maintenance schedules and records for major equipment and building systems and monitor the condition and anticipated useful life of significant facility assets.

Prioritize maintenance needs based on safety, regulatory requirements, operational impact, asset preservation, and available resources.

Safety and Facility Inspections

Conduct routine documented inspections of buildings, grounds, equipment, and campus facilities to identify safety hazards, maintenance deficiencies, damage, and conditions requiring corrective action.

Coordinate or support required inspections of facility and life-safety systems and ensure identified maintenance deficiencies are addressed in a timely manner.

Maintain appropriate inspection, maintenance, and repair documentation.

Immediately report significant safety hazards, building-system failures, or conditions that could affect resident, employee, or visitor safety to appropriate leadership.

Five-Year Capital Expenditure Planning

Develop and maintain a rolling five-year capital expenditure and facility improvement plan for the Rimrock campus.

Evaluate buildings, infrastructure, equipment, grounds, and major facility systems to anticipate significant repair and replacement needs.

Recommend priorities for major projects such as:

  • Roofing;
  • HVAC systems;
  • Plumbing and electrical infrastructure;
  • Building renovation and repair;
  • Flooring and interior improvements;
  • Exterior building improvements;
  • Grounds and irrigation improvements;
  • Equipment replacement;
  • Safety-related improvements; and
  • Other projects necessary to preserve and improve the campus.

Develop preliminary cost estimates, obtain vendor proposals as appropriate, and work with leadership to prioritize projects within the organization's capital budget.

Monitor approved capital projects and coordinate onsite work with contractors and organizational leadership.

Supervision and Work Coordination

Provide day-to-day supervision and direction to the Maintenance Assistant/Helper.

Assign and prioritize work based upon safety, urgency, preventive maintenance schedules, campus needs, and available resources.

Work alongside maintenance staff in completing repairs, grounds maintenance, inspections, and other projects.

Promote safe work practices and ensure tools, equipment, supplies, and maintenance areas are appropriately maintained and secured.

Purchasing and Inventory

Monitor maintenance supplies, tools, equipment, and replacement parts.

Maintain reasonable inventories of frequently needed supplies while avoiding unnecessary purchasing or excess inventory.

Obtain competitive estimates for significant repairs, services, equipment, and projects when appropriate.

Protect and account for company-owned tools and maintenance equipment.

Emergency and Operational Support

Respond appropriately to urgent facility problems that could affect the safety or operation of the campus.

Because the Rimrock campus includes residential operations, occasional after-hours response may be necessary for significant facility emergencies.

Coordinate emergency repairs and outside contractors when conditions exceed the capability or appropriate scope of onsite maintenance personnel.

QualificationsRequired

  • Demonstrated experience in building, property, or facilities maintenance.
  • Broad working knowledge of general building repair, preventive maintenance, grounds maintenance, and basic building systems.
