We are currently seeking a Service Manager to lead the maintenance operations at one of our60 unit residential properties. Property Overview
The Service Manager is responsible for overseeing all aspects of property maintenance, including managing daily work orders, preventative maintenance, unit turns, and vendor coordination. This is a Working Service Manager role—you will perform hands-on maintenance tasks.
Key Responsibilities
- Lead and coordinate all maintenance operations for the community
- Assign and monitor work orders, unit turns, and preventative maintenance schedules
- Perform and oversee repairs related to HVAC, plumbing, electrical, appliances, and general carpentry
- Ensure the property is clean, safe, and well-maintained at all times
- Supervise and support the property maintenance team
- Order and/or manage maintenance supplies and inventory
- Work with Property Manager to manage maintenance budgets
- Coordinate with vendors and contractors as needed
- Participate in on-call emergency maintenance rotation
- Ensure all work is performed according to safety regulations and company standards
Qualifications
- 3 years of maintenance experience in multi-family or commercial properties
- 1 year of maintenance team leadership or supervisory experience (preferred)
- Strong knowledge of HVAC, plumbing, electrical, and general maintenance
- HVAC/EPA certification required (or ability to obtain)
- Strong organizational and problem-solving skills
- Ability to work in various weather conditions and lift 50 lbs
- Valid driver’s license and reliable transportation
- High school diploma or equivalent; technical training a plus
