Our Midwest Region is growing, and we have an exciting opportunity for an experienced District Property Manager to oversee a portfolio of multifamily communities throughout the Northern, Ohio and Southern Michigan markets.

Location
This portfolio includes communities located throughout Northern Ohio and Southern Michigan.
The District Property Manager will be expected to regularly visit properties throughout the assigned portfolio. Frequent regional travel between Ohio and Michigan is required.
What You’ll Do
· Oversee the day-to-day operations and overall performance of multiple multifamily communities within your assigned district.
· Provide direct leadership, accountability, coaching, and support to Property Managers, General Managers, Maintenance/Service Managers, and site teams.
· Recruit, develop, mentor, and retain strong property management professionals while building a high-performing team culture.
· Establish clear expectations and property-specific action plans to improve occupancy, leasing, collections, resident retention, and overall property performance.
· Develop and implement strategies to maximize revenue, control expenses, improve NOI, and achieve ownership objectives.
· Monitor and analyze financial statements, budgets, variance reports, delinquency, occupancy trends, leasing activity, and other key performance indicators.
· Partner with site teams to maintain appropriate market rents, leasing strategies, and competitive positioning within each property’s submarket.
· Maintain a strong focus on rent-ready units, property appearance, preventative maintenance, service response, and capital improvement initiatives.
· Conduct regular property inspections and site visits to evaluate property conditions, team performance, leasing activity, and operational needs.
· Develop corrective action plans for underperforming communities and provide hands-on leadership to drive improvement.
· Ensure compliance with company policies and procedures as well as applicable federal, state, and local multifamily housing regulations.
· Build and maintain positive, professional relationships with property owners, investors, vendors, residents, and other business partners.
· Prepare for and participate in owner calls, financial reviews, property performance discussions, and operational meetings.
· Communicate clearly and proactively with owners and investors regarding property performance, challenges, opportunities, and recommended solutions.
· Collaborate with marketing and leasing teams to increase property visibility, lead generation, traffic, and resident engagement.
· Respond to and resolve escalated resident, operational, staffing, and property-level concerns professionally and efficiently.
· Identify opportunities to improve processes, reduce unnecessary expenses, increase revenue, and strengthen overall portfolio performance.
What Makes You a Great Fit
· Bachelor’s degree in Property Management, Business Administration, Leadership/Organizational Development, or a related field or 7 years of multifamily property management and leadership experience.
· Significant multifamily property management experience with a proven track record of successfully overseeing multiple communities and on-site teams.
· Experience managing a diverse portfolio and improving the performance of communities with varying operational needs is strongly preferred.
· Certified Apartment Portfolio Supervisor (CAPS) designation is an advantage.
· You are a strong, visible leader who knows how to coach, motivate, and hold teams accountable.
· You understand that successful property management requires balancing people, property operations, resident satisfaction, and financial performance.
· You have strong knowledge of budgeting, financial reporting, variance analysis, occupancy management, collections, leasing, and property operations.
· You are analytical and comfortable using property data and financial results to make informed business decisions.
· You are solutions-oriented and capable of developing practical action plans for properties that are not meeting expectations.
· You are an effective communicator who can work successfully with on-site employees, senior leadership, owners, and investors.
· You understand the importance of timely, transparent, and professional owner communication.
· You are organized, adaptable, and comfortable managing multiple priorities in a fast-paced environment.
· You are willing and able to travel regularly throughout the Northern Ohio, and Michigan markets.
