Position Summary

We are seeking an accomplished and highly skilled Assistant Building Superintendent to support the day-to-day operations and maintenance of a 200 unit residential property undergoing PACT (Permanent Affordability Commitment Together) renovations. The ideal candidate brings strong technical expertise across all major building trades and demonstrates proven leadership in overseeing staff, coordinating with contractors, and ensuring safe, efficient building operations.

This is a live-in position, requiring the candidate to reside onsite to provide rapid response to after-hours emergencies and maintain continuous oversight of building systems during a major modernization and construction period.

Key Responsibilities

Maintenance & Repairs

• Perform daily repairs, including plumbing, electrical, carpentry, painting, and general building maintenance.
• Complete resident work orders using the Yardi Mobile Maintenance App, ensuring timely updates and accurate documentation.
• Conduct routine inspections of apartments, common areas, mechanical rooms, building systems, and equipment.
• Perform /implement preventive maintenance schedules and documentation.
  
  

Team Leadership

• Supervise porters and maintenance technicians. Assign daily cleaning tasks; ensure all propertystandard cleaning and maintenance protocols are met.
• Follow up with maintenance technicians to confirm timely and efficient work completion.
• Provide training, guidance, and feedback to team members as needed.
  
  

Customer Service & Resident Relations

• Respond to resident maintenance concerns with professionalism, courtesy, and prompt action.
• Maintain strong followup to ensure resident satisfaction.
• Support a positive community environment and uphold property standards.
  
  

Building Operations

• Monitor boilers, pumps, compactor rooms, and other building mechanical systems.
• Coordinate with outside vendors, contractors, and inspectors.
• Maintain logs, work order records, inventory, and compliance documentation.
  
  

Safety & Compliance

• Ensure all tasks are performed safely and in accordance with local building codes, regulations, and company policies.
• Correspond with property management and provide regular updates on building operations.
  
  

Qualifications

• 5 years of maintenance experience in multifamily residential housing preferred.
• Strong technical skills across trades: boiler operations, plumbing, carpentry, electrical, and HVAC.
• Experience using the Yardi Mobile Maintenance App preferred.
• Ability to supervise and mentor porters and maintenance staff.
• Excellent customer service, communication, and followup skills.
• Must live onsite and be able to respond to emergencies.
• Must be able to lift 50 lbs and perform physical maintenance tasks.
• FDNY certificates (S95, P99, F01, etc.) a plus.
