What are the responsibilities and job description for the Asset Management Specialist position at ELEVATE PROPERTY MANAGEMENT, LLC?
About the Position:
Elevate Living is seeking a confident and strategic Asset Management Specialist to lead capital projects and support executive leadership in shaping the future of our portfolio. This is a high-impact role for a results-driven professional who excels in project execution, problem-solving, and cross-functional collaboration.
This role requires someone who takes initiative, communicates clearly, and executes with precision. You’ll be responsible for overseeing major repair and improvement projects across multiple Midwest states, ensuring they’re completed on time, within budget, and up to standard. If you're a decisive, hands-on problem solver who knows how to stretch a dollar without cutting corners, we want to hear from you!
What You’ll Do:
- Elevate Communication: Partner with Corporate and Regional teams, vendors, and service providers to scope, evaluate, and execute capital improvements and repair projects across a multimillion-dollar portfolio and maintain clear, timely, and proactive communication to leadership.
- Elevate Projects: Monitor and manage project budgets with financial discipline—ensuring every dollar is well-spent without sacrificing quality in addition to overseeing project timelines, vendor performance, and safety compliance from start to finish.
- Elevated Recommendations: Conduct regular on-site property inspections to identify capital needs, safety concerns, and long-term maintenance priorities. You will also evaluate bids and vendor proposals thoroughly and provide well-informed recommendations to leadership.
- Elevated Thinking: Apply critical thinking to solve problems calmly and effectively—especially when urgency and complexity are high. Taking ownership in detail with inputting and tracking purchase requests and project documentation in our property management system with precision in addition to responding quickly and decisively to time-sensitive issues—your ability to act fast protects both budgets and trust
Who You Are:
- Calm Under Pressure: You stay composed when timelines tighten, priorities shift, or unexpected problems arise. Instead of overreacting, you gather facts, make informed decisions, and communicate directly with stakeholders to keep projects moving forward.
- Owner Mentality: You don’t wait to be told what needs to be done, you’ve already identified the issue, addressed it, and provided an update. You take full responsibility for outcomes, hold yourself accountable, and don’t pass the buck when challenges arise.
- Financially Disciplined: You treat the company’s money like your own. You manage budgets tightly, identify cost-saving opportunities, and make every dollar count—without sacrificing quality, safety, or long-term value.
- Analytical and Strategic: You break down complex projects into clear steps, anticipate potential roadblocks, and develop practical solutions. You understand how today’s decisions affect long-term asset performance and always keep the big picture in mind.
- Flexible and Hands-On: You’re not tied to a desk. You’re willing and able to travel to properties, walk the site, verify work, and address problems in real time. You don’t rely on secondhand reports—you see the situation for yourself and take action accordingly.
