What are the responsibilities and job description for the Property Manager position at Elevate Living LLC.?
Property Manager – Kalos Residential
Location: River's Edge at Manchester | Reports To: Regional Manager
Who We Are
Kalos Residential manages a growing portfolio of apartment communities across the country — and we're just getting started. We're backed by Four Mile Capital, a long-term owner-operator with a simple belief: well-run properties and strong relationships create great real estate investments. We're not a revolving-door shop. We're in this for the long haul — and we build our teams the same way.
We run hard, we care deeply, and we have a lot of fun doing it.
The Role
You'll run the day-to-day operations of a multifamily apartment community — leasing, maintenance coordination, resident relations, budgets, and on-site team leadership. This isn't a passive role. You own the outcomes. You set the standard. You drive the results.
The best property managers are part operator, part relationship-builder, and part problem-solver. They move fast, hold high standards, and treat every resident interaction like it matters — because it does.
What You'll Own
- Leading, managing and holding your on-site team accountable
- Resident and prospect experience - from the first hello to move-out
- Property appearance and operational compliance
- Meeting and/or exceeding the monthly budget and accurate financial reporting
- Resident and vendor insurance compliance
Who Thrives Here
You're energized by owning outcomes, not waiting to be told what to do. You move with urgency — not recklessness — and you hold yourself to a high standard without getting paralyzed by perfection. You build real relationships with residents and your team, and you know that trust is what keeps good properties full.
If you need a lot of hand-holding, or if ambiguity makes you freeze, this probably isn't the right fit. But if you love the feeling of a well-run property and a team that's firing on all cylinders — welcome home.
What We're Looking For
- 3 years of property management or related leadership experience
- Demonstrated ability to drive leasing results and resident retention
- Strong communicator — with residents, vendors, and your team
- Comfortable with budgets, reporting, and operational metrics
- A natural sense of urgency without burning people out
- Strong follow-through and attention to detail
- A track record of results in fast-moving environments
What We Offer
- Competitive salary performance bonus
- Competitive benefits (health, dental, vision, 401k, PTO, 11 company paid holidays, housing discount and more)
- A company that's growing fast and promotes from within
- Leadership that actually listens and invests in your development
- A culture where accountability and relationships aren't in conflict
