EIG Property Management is a trusted provider of high-quality property management services in the Twin Cities. We manage over 1,400 apartment rental units, delivering exceptional living spaces across the area. We are seeking an experienced and motivated Lead Maintenance Technician to join our Maintenance Team and take a leadership role in maintaining our multi-family properties.
As the Lead Maintenance Technician, you will be responsible for performing advanced repairs, project management, guiding and training the maintenance techs to ensure all properties are safe, functional, and well-maintained. This is a full-time role that combines hands-on maintenance work with leadership and coordination responsibilities.
Key Responsibilities
Leadership & Team Management
- Lead, train, mentor, and supervise 3–5 maintenance staff, ensuring high standards of workmanship and accountability.
- Follow weekly and daily schedules and communicate clear instructions to maintenance staff.
- Monitor and review work progress, providing feedback and input for employee performance evaluations.
- Assist in recruiting, interviewing, and onboarding new maintenance team members.
- Coordinate and schedule appropriate safety and skill training for staff.
- Enforce company policies, safety protocols, and work discipline, including attendance and break adherence.
- Establish maintenance procedures
- Ensure vendors and maintenance teams are operating efficiently.
- Manage and maintain an inventory of maintenance and repair supplies to keep operations running smoothly.
Maintenance Operations
- Perform advanced repairs and maintenance in plumbing, electrical, HVAC, carpentry, appliance repair, and other building systems.
- Conduct routine inspections of units and common areas to identify maintenance needs proactively.
- Respond promptly to resident service requests and ensure timely, high-quality completion.
- Determine and prioritize weekly apartment make-ready schedules and service requests.
- Troubleshoot complex issues and implement preventive maintenance plans to reduce future repairs.
- Manage inventory of spare parts and maintenance materials to ensure efficient operations.
- Obtain bids, interact with contractors, and monitor maintenance budgets and expenditures.
- Maintain accurate records of preventive maintenance, service requests, and work performed.
Safety & Compliance
- Identify and correct hazardous conditions, ensuring a safe work environment for staff and residents.
- Maintain compliance with federal, state, and local regulations (OSHA, EPA, ADA, Fair Housing, Lead-Based Paint, etc.).
- Keep safety materials, logs, and certifications current and accessible.
Other Responsibilities
- Assist with mitigating emergency situations such as floods, fires, freezes, or hazardous weather.
- Perform any additional duties as assigned by the Director of Maintenance or Property Management team.
Qualifications
Minimum of 5 years of apartment maintenance experience.
At least 2 years of supervisory or lead experience in multi-family property maintenance.
Strong technical skills in plumbing, electrical, HVAC, carpentry, and appliance repairs.
Experience using Google Applications and mobile apps for work tracking and communication.
Strong leadership abilities with the ability to motivate, train, and develop staff.
Excellent problem-solving, organizational, and communication skills.
Ability to work independently and as part of a team.
Valid driver’s license and reliable transportation for travel between properties.
Ability to lift and carry up to 50–75 lbs. and perform physically demanding tasks outdoors.
High school diploma or equivalent required; further industry certifications preferred.

Pay: $74,000.00 - $80,000.00 per year
