Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company.

With corporate headquarters in New Jersey, the company is on a course of growth leading to activities across the nation. 

Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

Given our rapid portfolio growth, coupled with ownership's desire to develop and hold rather than sell,

the timing is ideal for qualified candidates to come on-board. 

 

We're currently seeking a Director of Purchasing. 

Candidate will work full-time at HQ, in Piscataway, NJ. 

 

Job Summary: 

The Director of Purchasing oversees the procurement of materials, equipment, and services for Edgewood Properties real estate development projects, ensuring cost efficiency, quality, and timely delivery.

This role develops and implements purchasing strategies to support project budgets and timelines while fostering strong vendor relationships.

The Director collaborates with project managers, developers, and finance team to align procurement with the company’s development goals and standards.

Responsibilities

Key Responsibilities: 

Procurement Strategy & Planning: 

  • Develop and execute purchasing strategies to optimize costs and ensure high-quality materials for real estate projects.
  • Forecast material and service needs based on project pipelines and development schedules.
  • Establish standardized purchasing processes to streamline operations across multiple projects.

 

Vendor & Supplier Management: 

  • Identify, evaluate, and negotiate contracts with suppliers, subcontractors, and vendors.
  • Build and maintain strong relationships with key suppliers to ensure reliable delivery and competitive pricing.
  • Monitor vendor performance, ensuring compliance with contracts, quality standards, and timelines.

 

Budget & Cost Control: 

  • Collaborate with finance and project teams to develop and manage purchasing budgets for each project.
  • Analyze market trends and pricing to secure cost-effective materials and services.
  • Track and report on purchasing expenditures, identifying opportunities to reduce costs without compromising quality.

 

Material & Equipment Procurement: 

  • Source construction materials, fixtures, and equipment tailored to project specifications (e.g., residential, commercial, or mixed-use developments).
  • Ensure materials meet sustainability, regulatory, and design standards (e.g., LEED certifications, local building codes).
  • Coordinate logistics to ensure timely delivery of materials to project sites.

 

Contract Negotiation & Compliance: 

  • Negotiate favorable terms, including pricing, payment schedules, and delivery timelines.
  • Ensure all purchasing agreements comply with legal, regulatory, and company standards.
  • Mitigate risks related to supply chain disruptions, price volatility, or non-compliance.

 

Cross-Functional Collaboration: 

  • Work closely with project managers, architects, and engineers to align purchasing with design and construction requirements.
  • Partner with finance to ensure purchasing aligns with project budgets and cash flow projections.
  • Provide purchasing insights to support strategic planning and project feasibility studies.

 

Process Improvement & Technology: 

  • Implement purchasing software and systems (e.g., Procore, Buildertrend) to enhance efficiency and transparency.
  • Continuously improve procurement processes to reduce waste, delays, and costs.
  • Stay updated on industry trends, such as sustainable materials or innovative construction technologies.

 

Team Leadership: 

  • Lead and mentor the purchasing team, fostering a culture of accountability and collaboration.
  • Delegate tasks effectively while maintaining oversight of critical procurement activities.
  • Train staff on best practices in procurement and vendor management.
