Senior Director, Preconstruction

A rapidly growing developer/operator in the hyperscale and mission-critical infrastructure space is seeking a Senior Director of Preconstruction to lead the planning, engineering, and preconstruction strategy for a national portfolio of large-scale data center developments.
This executive leadership role will oversee all aspects of preconstruction, with a strong focus on civil and structural engineering coordination, site infrastructure planning, constructability, utility integration, budgeting, procurement strategy, and overall project readiness.
The position partners closely with Development, Finance, Engineering, Real Estate, and Construction leadership to ensure projects are technically sound, commercially viable, and positioned for successful execution.
Key Responsibilities
- Lead portfolio-level preconstruction strategy across hyperscale and mission-critical data center developments.
- Oversee civil and structural engineering coordination, constructability reviews, utility infrastructure planning, site infrastructure design, and multidisciplinary engineering efforts during early project development.
- Partner with Development, Engineering, and Real Estate teams to evaluate site feasibility, infrastructure requirements, utility availability, geotechnical investigations, and overall project readiness.
- Drive coordination between civil, structural, architectural, MEP, utility, and owner-side stakeholders to ensure alignment throughout the preconstruction process.
- Own conceptual budgeting, procurement strategy, scheduling, constructability reviews, engineering coordination, and project planning from early development through construction start.
- Develop procurement strategies and manage engineering consultants, contractors, vendors, and strategic partners across multiple markets.
- Lead preconstruction standards, bid packages, RFPs, value engineering initiatives, and construction handoff processes.
- Identify technical and commercial risks early and develop mitigation strategies related to engineering, utilities, site conditions, constructability, schedule, and cost.
- Build, mentor, and lead a high-performing team of Directors, Preconstruction Managers, Engineers, and Project Controls professionals.
- Collaborate with executive leadership to drive portfolio readiness, operational consistency, and scalable delivery processes across a rapidly expanding development platform.
Ideal Background
- 10–15 years of leadership experience in preconstruction, civil engineering, structural engineering, construction management, EPC, infrastructure development, or capital project delivery.
- Strong background in civil/site infrastructure, structural coordination, engineering management, utility infrastructure, and multidisciplinary design coordination on large-scale infrastructure projects.
- Experience leading constructability reviews, engineering coordination, procurement strategy, budgeting, scheduling, and contractor management throughout the preconstruction process.
- Proven ability to lead cross-functional teams across Development, Engineering, Design, Finance, Real Estate, and Construction.
- Demonstrated success building and scaling high-performing engineering and preconstruction organizations.
- Experience delivering hyperscale data centers, mission-critical facilities, industrial developments, utility infrastructure, energy infrastructure, EPC projects, or other complex capital projects is strongly preferred.
