About the Role
This is an excellent opportunity for an experienced preconstruction leader who enjoys ownership, cross-functional collaboration, and working on technically challenging projects with meaningful impact. Reporting to the Senior Vice President of Data Center Development, the Director of Preconstruction will lead all preconstruction activities for one or more active data center developments. This individual will serve as the critical link between design, finance, procurement, and construction, ensuring projects are fully planned, budgeted, scheduled, and positioned for successful execution. This is a highly visible leadership role requiring strong technical expertise, commercial acumen, and hands-on project ownership throughout the preconstruction lifecycle.
Responsibilities
- Lead all preconstruction efforts for assigned data center developments from early planning through construction handoff.
- Oversee constructability reviews, site due diligence, infrastructure planning, and project readiness.
- Develop and manage project budgets, cost models, schedules, and financial forecasts.
- Collaborate closely with Finance, Engineering, Development, Procurement, and Sales to align project scope and economics.
- Create procurement strategies for major equipment and long-lead materials while mitigating supply chain risks.
- Evaluate construction sequencing and execution strategies to improve schedule performance and reduce project risk.
- Lead subcontractor prequalification, interviews, and engagement strategies across multiple trades and markets.
- Prepare scopes of work, bid packages, and RFP documentation.
- Coordinate with internal and external engineering teams through design development and permitting.
- Monitor project budgets, pricing, procurement status, and schedule assumptions throughout preconstruction.
- Provide technical support during project pursuits by validating constructability, costs, and delivery strategies.
- Present project readiness updates, risks, and recommendations to executive leadership.
Qualifications
- 5–10 years of experience in preconstruction, estimating, or project management within data centers, mission-critical facilities, industrial construction, or similar large-scale infrastructure projects.
- Proven experience leading at least one full project lifecycle with direct ownership and accountability.
- Strong expertise in budgeting, estimating, scheduling, procurement planning, and construction readiness.
- Solid understanding of civil, structural, mechanical, and electrical systems.
- Experience collaborating with finance, engineering, development, and commercial teams.
- Knowledge of subcontractor procurement, trade partner management, and workforce planning.
- Strong organizational, analytical, and communication skills.
- Experience with Microsoft Project, Primavera P6, Excel, and construction estimating software.
Pay range and compensation package
- Base Salary: $150,000–$170,000
- Annual Bonus

- Estimated Total Compensation: $250,000–$320,000, depending on experience and level
