Position Summary:
We are seeking a skilled and reliable Maintenance Superintendent to oversee and perform day-to-day maintenance operations at our apartment communities. This hands-on position is responsible for ensuring that the property is well-maintained, safe, and operating efficiently, while providing prompt and professional service to residents and staff.
Key Responsibilities:
- Perform and oversee maintenance tasks including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
- Respond promptly to service requests and complete work orders in a timely and professional manner.
- Conduct regular inspections of apartments, common areas, and building systems to identify and resolve issues.
- Oversee unit turnovers including repairs, painting, cleaning, and coordination with contractors as needed.
- Maintain accurate records of maintenance activities, supplies, and inventory.
- Ensure all equipment and mechanical systems are in proper working order.
- Monitor and manage vendor and contractor performance on-site.
- Handle emergency maintenance issues and be available for on-call coverage as scheduled.
- Comply with all safety regulations and procedures, including OSHA standards.
- Assist with snow removal, groundskeeping, and general upkeep of the property’s exterior and common areas.
Qualifications:
- 2 years of maintenance experience, preferably in residential property management.
- Proven skills in electrical, plumbing, HVAC, and general building repair.
- Ability to lift up to 50 lbs., climb ladders, and work in various environmental conditions.
- Strong communication and customer service skills.
- Self-motivated, organized, and able to manage multiple tasks.
- Valid driver’s license and reliable transportation.
- Must pass background and drug screening.
Job Type: Full-time
Pay: $25.00 - $35.00 per hour
