Our Value and Risk Advisory team provides independent, accurate, and insightful valuation, advisory, and risk assessment services to institutional investors, financial institutions, corporations, and public sector clients. Role Overview We are seeking a proactive and client-focused professional to join our Value and Risk Advisory team in Hong Kong at the Manager level. The successful candidate will play a key role in driving business growth, managing client relationships, and delivering high-quality valuation and advisory services across a diverse portfolio of real estate assets in Hong Kong. This role combines technical expertise with strong business development acumen and requires a deep understanding of the Hong Kong property market, regulatory environment, and client needs. Key Responsibilities Business Development & Client Management Proactively identify and pursue new business opportunities in the Hong Kong market. Build, maintain, and deepen relationships with existing and prospective clients, including banks, REITs, institutional investors, developers, and corporate occupiers. Act as a trusted advisor by understanding client objectives and aligning JLL’s service offerings to meet their needs. Collaborate with colleagues across JLL’s service lines (e.g., Capital Markets, Project & Development Services, Property & Asset Management) to promote integrated solutions and cross-sell firm-wide capabilities. Valuation & Advisory Delivery Lead and execute valuation assignments for a wide range of property types (e.g., office, retail, industrial, residential, development site) in compliance with international standards (IVS/RICS/ HKIS). Prepare clear, well-supported valuation reports, feasibility studies, market analyses, and financial models. Conduct site inspections to assess property condition, tenancy status, and market comparables. Perform discounted cash flow (DCF) and other financial analyses to support loan security assessments, financial reporting and transaction support. Deliver compelling client presentations and defend valuation conclusions with confidence and professionalism. Project & Stakeholder Management Manage end-to-end project delivery, ensuring timeliness, accuracy, and adherence to quality control protocols. Coordinate effectively with internal teams, external consultants, and clients to meet deadlines and exceed expectations. Maintain thorough documentation and comply with JLL’s global risk management and professional indemnity requirements. Requirement Bachelor’s degree in Real Estate, Surveying, Finance, Economics, or a related field. Professional qualification in General Practice surveying or equivalent is highly desirable. Minimum 5-7 years of relevant experience in real estate valuation and advisory; candidates with less experience may be considered for the Assistant Manager grade. In-depth knowledge of the Hong Kong property market, including transaction trends, rental dynamics, and regulatory frameworks. Strong financial modeling skills (advanced Excel proficiency) and experience with Argus or other real estate analysis tools is an advantage. Excellent communication, presentation, and interpersonal skills in English and Chinese (Cantonese essential; Mandarin is a plus). Self-motivated, entrepreneurial mindset with a track record of contributing to business growth. High attention to detail, integrity, and commitment to professional standards.
