Maintenance Specialist

• This role is an essential, high-impact contract position focused on rapid response to critical property issues.
• You will be the vital link that restores peace and functionality for our residents when emergencies occur outside of standard business hours.

Compensation & Structure

• Pay Rate: $25.00 – $27.00 per hour (Based on experience).
• Job Type: Independent Contractor (1099).
• Work Location: On the road, servicing properties throughout the Riverdale, GA area.

Your Core Responsibilities (The High-Impact Work)

• Provide prompt, professional service to all maintenance emergencies during non-business hours: evenings, weekends, and holidays.
• Rapidly diagnose and execute essential repairs across multiple residential trades.
• Plumbing: Address leaks, clogs, and fixture failures.
• Electrical: Troubleshoot basic wiring, replace outlets/switches, and manage circuit issues.
• HVAC: Perform fundamental repairs to restore heating and cooling functionality.
• Security: Service and replace locks, ensuring resident security and home access.
• Occasionally assist with "Make-Ready" or turnover preparation work to ensure homes are move-in ready for new tenants.
• Maintain detailed and meticulous digital records of materials, time, and service outcomes (notes, photos, receipts).
• Act as a professional liaison between residents, external contractors, and the property management office.
• Manage and maintain assigned tools and equipment to ensure readiness and safety.

The Skillset We Require

• Experience: Minimum of 2 years of hands-on experience in single-family home maintenance, property services, or related skilled trades.
• Technical Acumen: Strong working knowledge of basic residential electrical, plumbing, and HVAC systems.
• Availability (Critical): Must be immediately available for after-hours, weekend, and holiday emergency calls (non-negotiable).

Physical Capability:

• Able to safely lift up to 50 lbs.
• Comfortable climbing ladders and navigating tight spaces (attics, crawl spaces).
• Licensing & Transportation:
• Valid Georgia Driver's License required.
• Must have reliable personal transportation for job travel.
• Soft Skills: Must be highly dependable, self-motivated, professional, and possess excellent communication skills for resident interaction.
• Preferred Certifications: Professional trade certifications (e.g., EPA 608) are a significant plus.
