What are the responsibilities and job description for the Groundskeeper – Apartment Community position at E & E Capital Management, LLC?
Outdoor work, daytime hours, and your weekends stay yours.
Most maintenance jobs come with an on-call phone. This one doesn't.
Monday through Friday, eight to five; home for dinner. You'll keep The Park at Sunderland, a 268-unit community in Birmingham, looking like somewhere people want to live—and that's the whole job.
And if you want more than that, we'll pay for it. This is the most common way people join our maintenance team. Tell us at the interview that you want your EPA 608 or your CAMT, and we'll cover the cost and build the plan with you. Our Paint and Turns tech starts at $22 an hour. Our certified HVAC techs charge $33. That path starts here.
What we pay and provide
- $16.00 – $18.00/hour, based on experience
- Monday–Friday, 8:00 AM–5:00 PM.
- All equipment, uniforms, and PPE provided
- Medical insurance
- 14 days paid time off plus paid holidays
- Rent discount on-site

- Handle trash pickup and keep dumpster areas orderly
- Pressure-wash walkways, breezeways, and building exteriors as needed

- Maintain equipment and keep the shop and storage areas organized
- Follow all safety procedures, including safe operation of powered equipment
Residents
- Greet residents courteously and answer questions or point them to the right person
- Represent the community well—you're the most visible person on the property
What you need
- Reliable attendance and the ability to work outdoors year-round
- Ability to operate basic landscaping equipment, or willingness to learn—we'll train you
- Courteous, professional presence with residents
- Valid driver's license — decide and state, or delete this line
No prior apartment experience required. If you've done landscaping, grounds work, warehouse work, or general labor and you show up reliably, we'll teach you the rest.
Nice to have
- Prior grounds, landscaping, or apartment community experience
- Pressure washing or basic equipment maintenance experience
- Pool maintenance experience
- Bilingual English/Spanish
Where this goes
This is the entry point into our maintenance team, and we mean that literally—several of our Lead Techs and Maintenance Supervisors started in grounds. If you want to become a technician, say so at the interview and we'll put the certification plan in writing.
