Plenty of places will hand you a roller and tell you to cover the wall. We're looking for someone who knows the difference between a patch that disappears and one you can still find six months later—who can match a texture, scrape and retexture a popcorn ceiling, and hand back a unit that looks new rather than touched up.
Turns are how a community stays leased, and paint is the first thing a prospect sees. At The Park at Sunderland Apartments, a 268-unit community in Birmingham, that finish quality is yours to own.
This is an apartment community, not a paint crew. Between turns you'll take the plumbing call, swap the appliance, and handle whatever the day brings.
What we pay and provide
- $22.00 – $25.00/hour, based on experience
- All tools, sprayers, uniforms, and PPE provided — you don't buy or haul your own

Schedule
Monday–Friday, 8:00 AM–5:00 PM. On-call rotation for after-hours emergencies, shared across the team.
What you'll do
Paint and finish work — your primary focus
- Interior and exterior painting for units, hallways, clubhouses, and common areas
- Surface prep: patching, sanding, caulking, taping, priming
- Drywall repair—holes, cracks, water damage—finished smooth and paint-ready
- Texture matching and retexturing so repairs blend into existing surfaces
- Popcorn ceiling scraping, removal, repair, and retexture
- Color and finish matching for consistency across the property
Unit turns
- Complete make-ready work on vacant units, on schedule
- Punch-list and final quality check before a unit goes back on the market
General maintenance between turns
- Minor plumbing, electrical, carpentry, and appliance repairs
- Resident service requests, handled promptly and professionally
- Maintain equipment and supply inventory; keep work areas clean and safe
- Follow safety procedures for handling and storing paints and solvents
What you need
- 2 years of professional painting experience
- Working knowledge of surface prep, drywall repair, and texture matching
- Comfort with ladders, sprayers, rollers, and hand and power tools
- Strong attention to detail and the ability to manage your own day with minimal supervision
- Professional, courteous presence with residents
- Valid driver's license and reliable transportation
- Availability for the on-call rotation
Nice to have
- Apartment turn or make-ready experience
- Popcorn ceiling removal and retexture experience
- General maintenance skills across plumbing, electrical, HVAC basics, and carpentry
- EPA Section 608, CPO, or CAMT certification — we cover these
- Bilingual English/Spanish
Physical requirements
