What are the responsibilities and job description for the Maintenance Technician position at Dynasty Properties?
Shoregate Towers, under new management by Dynasty Properties is looking to expend the properties staff with three new Maintenance Techs. Maintenance Tech responsibilities:
1. Report daily to the Property Manager and/or Maintenance Supervisor at the start of each shift for the daily assignments.
2. Always report to work in proper work attire with your tools and ready to work.
3. Notify the Property Manager and/or Maintenance supervisor of all needed supplies.
4. Always conduct yourself in a professional and respectful manner with residents and employees.
5. Always maintain resident and company confidentiality.
6. Maintain an organized, clean, and safe work area.
7. Maintain property grounds through daily inspection, cleaning, maintenance, and preventative care.
8. Report on life and safety concerns to the Property Manager and/or Maintenance supervisor and make needed repairs as assigned.
9. Assist with completion of resident work orders daily ensuring the highest standards are maintained for the residents’ home and community.
10. Maintain accurate records for all work orders, preventative maintenance, and property inspections.
11. Complete unit turns including painting as assigned in a timely manner.
12. Complete any projects assigned by Management.
13. Take part in the on-call rotation for after-hours emergency maintenance.
14. Abide by all local, state, and federal Fair Housing guidelines.
15. Always follow the company’s policy when you are going to be absent and/or tardy for any scheduled shift.
16. All members of the maintenance department are on call for snow removal.
Qualifications:
1. Basic knowledge of apartment/building systems and maintenance preferred.
2. Positive attitude and good verbal and written communication skills.
3. The ability to communicate effectively and efficiently with residents, co-workers, supervisors.
4. Reliable transportation to get to work and respond to on-call emergencies.
5. Valid driver’s license.
6. Ability to lift 25-50lbs regularly.
7. Availability to respond to after-hours emergencies.
8. Availability to work Monday – Friday 8am to 5pm.
9. Available to cover on-call duties as assigned.
10. Ability to pass a criminal background check.
11. Basic tools required for maintenance.
As a Maintenance Technician, you play a vital role in our ability to meet these expectations. As the representative of our company to the residents, our Maintenance technicians maintain the physical condition of each property and daily work orders. Your responsibilities will include, but are not limited to, general maintenance of all buildings, completing resident work orders, maintaining curb appeal, and preparing apartments for new move-ins.

Pay: $18.00 - $20.00 per hour
