Position Summary

Dwell Vacation Rentals is seeking a strategic and analytical Pricing & Distribution Manager to oversee total guest pricing across our portfolio of vacation rental properties. This role is responsible for managing all non-rental pricing components, including fees, channel markups, commissions, and distribution-related pricing strategies, while partnering closely with Revenue Management to ensure competitive market positioning and profitability.

The Pricing & Distribution Manager plays a critical role in maximizing revenue, protecting margin, and maintaining Dwell's take rate across all distribution channels. This position requires a strong understanding of vacation rental pricing strategies, OTA platforms, channel economics, and market analysis.

Essential Duties and Responsibilities

Market & Competitive Analysis

• Develop and maintain competitive sets by market, property type, and segment.
• Conduct regular competitive pricing analyses through mock bookings across direct competitors and major OTA channels.
• Monitor and analyze competitor rates, fee structures, taxes, and total guest pricing.
• Produce recurring market intelligence and pricing position reports to support strategic decision-making.
• Identify pricing trends, competitive threats, and revenue opportunities across markets.

Fee Strategy & Management

• Own and manage all guest-facing fee structures, including cleaning fees, resort fees, pet fees, booking fees, damage protection fees, and other ancillary charges.
• Monitor fee profitability and ensure fees appropriately recover operational costs.
• Recommend, implement, and maintain fee structures within Guesty and related systems.
• Audit fee presentation and accuracy across all booking channels.
• Collaborate with Owner Relations and Finance teams regarding fee-related changes and owner agreement implications.

Distribution & Channel Management

• Manage channel pricing strategies across Airbnb, Vrbo, Booking.com, Marriott Homes & Villas, and other distribution partners.
• Develop and maintain channel markup methodologies to offset commissions, payment processing costs, and channel-specific expenses.
• Monitor effective commission rates and distribution costs across all channels.
• Stay informed of OTA policy, fee structure, and commission changes, proactively recommending adjustments when needed.
• Conduct rate parity audits and investigate pricing inconsistencies across channels.
• Ensure accurate mapping of rates, fees, and taxes throughout all distribution platforms.

Revenue Strategy Partnership

• Partner closely with the Revenue Manager to evaluate total guest pricing competitiveness across all markets and property segments.
• Lead regular reviews of total guest price positioning, incorporating rent, fees, and channel costs.
• Provide recommendations when pricing adjustments are required to balance occupancy goals, revenue performance, and profitability.
• Support broader revenue optimization initiatives through data analysis and pricing insights.

Reporting & Performance Analysis

• Track and report key performance indicators related to pricing, distribution, fees, and profitability.
• Analyze Dwell's take rate by market, property type, and distribution channel.
• Measure markup recovery rates against actual channel costs.
• Monitor fee margin performance and identify opportunities for improvement.
• Maintain accurate pricing databases and reporting tools.

Qualifications

Required

• Bachelor's degree in Business, Hospitality, Revenue Management, Finance, Marketing, or a related field, or equivalent professional experience.
• Minimum of 4 years of experience in short-term rental management, hospitality revenue management, pricing strategy, distribution management, or a related discipline.
• Experience managing pricing, revenue, or distribution decisions with measurable business impact.
• Strong analytical and quantitative skills with advanced proficiency in Microsoft Excel and Google Sheets.
• Thorough understanding of OTA platforms, commission structures, booking channels, and vacation rental pricing dynamics.
• Exceptional attention to detail and organizational skills.
• Strong communication and cross-functional collaboration abilities.

Preferred

• Experience with Guesty, PriceLabs, or similar vacation rental management and revenue optimization platforms.
• Experience in vacation rental, hospitality, or lodging environments.
• Knowledge of revenue management principles and market segmentation strategies.
