Ideal Candidate Qualifications for the Service Technician Role:
- Maintenance Expertise: Proficiency in electrical, plumbing, appliance, painting, lock, and drywall/plaster repairs.
- Turnover Efficiency: Proven ability to execute apartment turns within a five (5) day timeframe in diverse building types.
- Technical Certification & Tools: Preferred HVAC certification and possession of essential basic tools.
- Interpersonal Skills: Skilled at professional communication with teammates, vendors, and residents, alongside strong problem-solving and decision-making capabilities.
- Operational Knowledge: Preferred familiarity with property management and foundational budgeting principles.
- Mobility & Reliability: Valid driver’s license, clean driving record, and dependable transportation for daily tasks and on-call duties.
- Physical Requirements: Ability to lift 50 pounds, navigate roofs or crawl spaces via ladders, and remain mobile (standing, kneeling, etc.) for long durations.
- Availability: Commitment to consistent attendance and readiness for weather-variable outdoor work and after-hours emergency rotations.
Key Responsibilities and Objectives:
- Resident Satisfaction: Deliver superior service and respond to all maintenance requests within 24 hours.
- Facility Maintenance: Execute expert repairs (HVAC, plumbing, etc.), manage ground cleanliness, and secure properties against hazards.
- Strategic Operations: Supervise service team scheduling, mentor staff, and oversee budget-conscious purchasing and shop inventory.
- Unit Readiness: Efficiently coordinate and perform 5-day apartment turnovers for incoming residents.
- Administrative & Emergency Support: Handle security deposit dispositions, attend necessary meetings, and participate in the emergency on-call rotation.
- Assign service requests for a 24-hour turnaround.
- Manage security deposit dispositions and attend meetings as required.
