Our tasks range from painting, patching, general maintenance, and more! The best part? The properties must provide all materials for the turn with the exception of paint rollers, painters tape, and tarps but ALL paint, maintenance items, etc. are provided. We show up, do the job, and leave--easy as that!

We are seeking a dynamic and detail-oriented 1099 Turn/Make Ready Maintenance Technician to join our team. In this vital role, you will be responsible for preparing residential units for new occupants by performing turn and make-ready maintenance tasks efficiently and safely. Your expertise will ensure that each unit meets the Doblo quality standards, is fully functional, and ready for occupancy. This position offers an exciting opportunity to apply your mechanical, electrical, and facilities maintenance skills in a fast-paced environment while contributing to a positive resident experience. If you can handle a full scope of general maintenance repairs and pick up a paint brush, you're exactly who we're looking for.
Duties
- Performing general maintenance repairs across residential properties —included but not limited to: HVAC filter changes, light fixture swaps, light switch and outlet swaps, hang towel bars, cabinet repairs, etc. We conduct ZERO permitted work.
- Unit turnovers — making vacated units rent-ready from top to bottom (painting, patching, etc.)
- Responding to work orders in a timely manner and communicating status updates
- Identifying and reporting larger issues that require licensed contractors
- Maintaining a clean, professional presence at all properties
What We're Looking For
- 3 years of experience in property maintenance, general contracting, or a related trade
- Quality painting experience is a must — both prep work and finish
- Ability to work independently and manage your own time without being micromanaged
- Reliable transportation and your own hand tools
- Strong communication — you don't have to be a texter, but you have to be responsive
- Attention to detail and pride in your work
- Ability to pass a background check
- Must have your own general liability insurance policy ($1,000,000 minimum required)
Contractor Details — Please Read
This is strictly a 1099 independent contractor position. As such:
- No benefits are provided — no health insurance, no paid time off, no sick leave, no retirement plan
- No taxes will be withheld — you are responsible for tracking and paying your own self-employment taxes
- You will receive a 1099-NEC at year end if earnings exceed $600
- You set your availability, but consistent availability and reliability are expected to maintain the working relationship. Most properties do not allow for after hours work to be done on site so frequent availability during the day is a plus.
- You are free to work with other clients outside of Doblo Turn Pros — this is not an exclusive arrangement
- No minimum guarantee of work/volume of projects. Can vary depending on time of year.
Compensation:
Compensation ranges based on project volume and scope of work. Top Technicians right now making $4000/week between painting and maintenance.
