This role is responsible for driving budgeting, procurement strategy, and design-phase decision-making to deliver competitive, executable project plans.
This individual will serve as the primary client-facing representative during pre-construction while ensuring a seamless transition to operations. The role also plays a critical part in aligning project scope, mitigating risk, and supporting subcontractor contract execution to minimize change orders and scope gaps.

Key Responsibilities
- Lead all pre-construction efforts for multi-family developments (wrap, podium, garden-style)
- Serve as a trusted advisor to developers, ownership groups, and design teams
- Develop conceptual and detailed construction budgets based on current market conditions
- Drive value engineering and cost optimization without compromising design intent
- Build and execute procurement strategies leveraging strong subcontractor relationships
- Identify risks early and provide proactive, solution-oriented recommendations
- Collaborate with operations teams to ensure seamless project turnover
- Support client development efforts and contribute to repeat business strategies
- Lead, mentor, and manage estimating team members
- Oversee estimating resources, buyout processes, and pre-construction workflows
- Assist in subcontractor contract alignment to ensure scope accuracy and cost control
- 5 years of experience in pre-construction or estimating, focused on multi-family construction
- 1–2 years of field experience (Project Management or Superintendent preferred)
- Strong knowledge of the Texas construction market and subcontractor base
- Experience with wood-frame, podium, and/or mixed-use multi-family projects
- Proven ability to manage high-level client relationships
- Strong leadership skills with the ability to mentor and develop teams
- Excellent communication and presentation skills
- Proficiency in estimating tools and software (Procore, Excel, Microsoft Word, Microsoft Project)
- Ability to confidently present budgets, strategies, and recommendations
