Position Overview

The Production Partner is a licensed real estate agent who represents buyers through the entire purchase process. You are a core part of the team's operational structure, managing buyer relationships from initial contact through closing. This is not a showings role. This is a sales role with the stability of a W2 base and the upside of commission bonus on deals you close.

You work with a consistent pipeline of qualified buyers generated by team leadership. Your job is to convert those leads into scheduled appointments, guide buyers through the home search process, write offers, manage inspections and appraisals, and close transactions. You are accountable for appointment attendance and conversion.

This is a long term career track. The more skilled you become at buyer representation, the more deals you close, and the more you can develop your own sphere of clients, the higher your income. The base salary provides stability. The commission structure provides meaningful upside. Both reward you for execution.

Core Mandate

· Close buyer transactions. You are measured by deals closed, not shows scheduled. Every appointment you hold should be moving toward a contract or a contract toward closing.

· Convert leads into appointments and appointments into contracts. Scheduled appointments are held and followed up. No shows are tracked. Conversion rate is tracked. You are accountable for both.

· Build professional buyer relationships. You represent the team at every buyer touchpoint: showings, inspections, appraisals, negotiations, closing. Your professionalism and communication are a reflection on the entire team.

· Manage the full transaction. From first showing through closing, you own the buyer experience. You attend inspections, manage appraisal coordination, facilitate communication, and ensure deadlines are met.

· Develop your sphere. Over time, you can build your own client base through referrals, past clients, and personal relationships. This sphere is yours to develop and generates higher commission for you.

Key Responsibilities

Buyer Lead Management & Conversion

· Convert buyer leads into scheduled showings. Respond promptly to inquiries from open houses, realtor.com, and team referrals. Qualify buyers and schedule appointments within 24 hours when possible.

· Hold scheduled appointments. Show properties with professionalism and energy. Listen to buyer needs. Ask clarifying questions. Build relationship through the showing process.

· Convert showings into offers. Move conversations toward decision. Understand buyer objections and address them. Guide buyers toward properties that fit their criteria. Write offers when buyers are ready.

· Track appointment attendance and no-shows. Document all scheduled showings. Note which appointments are held and which are missed. No-show patterns are escalated to leadership.

· Measure conversion rate. Know your metrics: leads generated, appointments scheduled, appointments held, offers written, contracts closed. Review these metrics weekly. Identify where you are losing buyers and improve.

Transaction Management

· Manage the buyer side of transactions from contract through closing. Coordinate inspections, appraisals, and repair negotiations. Communicate timelines and next steps to buyers.

· Attend inspections and appraisals in person when necessary. Be present at critical moments. Answer buyer questions. Facilitate communication between buyers and service providers.

· Write and submit offers accurately and on time. Understand contract terms, contingencies, and deadlines. Communicate offer status to buyers and ensure they understand implications.

· Track transaction timelines and deadlines. Inspection periods, appraisal due dates, closing dates. Nothing falls through the cracks. Buyers are informed and prepared at every milestone.

· Coordinate with team and service providers. Work with listing agents, inspectors, appraisers, title companies. Keep everyone informed. Solve problems quickly.

Client Relationship Building

· Build strong relationships with every buyer you work with. Your professionalism, knowledge, and responsiveness create loyalty. Buyers should feel taken care of, not rushed.

· Communicate consistently and proactively. Buyers should never wonder what is happening next. You reach out, you update, you ask questions, you listen.

· Follow up after closing. Thank buyers for their business. Stay in touch for future referrals. Maintain the relationship long term. Referrals and repeat business are how you build your sphere.

· Develop your personal client base. Ask for referrals. Invite past clients to open houses. Build relationships with your personal network. Commission on sphere deals is higher. This is your long term income opportunity.

Team Integration & Support

· Maintain professional communication with all team members. Agents refer their buyers to you. You are the face of buyer representation on this team. Every interaction reflects on everyone.

· Provide feedback on properties and market conditions. You are in the field every day. You know what buyers think. You know what is moving. Share this insight with the team.

· Attend team trainings and meetings. Stay aligned on process, standards, and market information. Learning is part of the role, but your primary job is execution, not training.

· Report metrics and issues to leadership. Weekly or monthly, you know your numbers. You know which transactions are at risk. You communicate proactively.

Compensation

Base Salary

· This is paid regardless of transaction volume. This is your income stability.

Commission Structure

· 5% bonus on every buyer transaction you close: You represent the buyer from start to finish and close a contract. You receive 5% of the team's earned commission on that transaction.

· 5% bonus on every prospect you convert from open houses and online lead sources: You turn an open house visitor or realtor.com inquiry into a qualified buyer who works with the team. You receive 5% commission whether they close through you or another agent on the team.

· 30% total commission on sphere business: Deals that come from your personal relationships. You earn 30% of the team's earned commission (5% baseline 25% sphere bonus).

· Example: You close 3 transactions per month at average team commission of $6,000 per deal. 3 deals x $6,000 x 5% = $900 per month in bonuses, plus base. If one of those is from your sphere: $900 $1,800 (30% on $6,000) = $2,700 that month plus base.

Standards and Expectations

Professionalism

· You represent the team at every buyer touchpoint. Your communication, appearance, knowledge, and reliability are a reflection on everyone. Professionalism is non negotiable.

· Respond to buyer inquiries within 24 hours. Promptness shows respect. Buyers have options. You compete on responsiveness.

· Attend all scheduled showings. If you schedule an appointment, you are there. No shows damage buyer trust and team reputation. A pattern of no shows or cancellations is a performance issue.

Accountability

· You own your metrics. You know your conversion rate. You know your appointment attendance. You know how many deals you close per month. You track these numbers.

· You escalate issues early. If a buyer is ghosting, if an inspection is problematic, if a timeline is at risk, you flag it immediately. Problems are not hidden until they become crises.

· You meet deadlines. Offers are submitted on time. Inspections are scheduled on time. Closing is handled professionally. You are responsible for execution.

Growth Mindset

· You improve your conversion rate over time. Every month, ask: how can I convert more leads into appointments? How can I convert more appointments into offers? How can I close more deals?

· You build your sphere intentionally. You ask past clients for referrals. You maintain relationships. You are not dependent on team leads forever. Your own business grows over time.

· You learn from feedback and coaching. You are open to adjusting your approach. You understand that better results come from continuous improvement.

Success Metrics

Success for this role is measured by:

· Deals closed per month: You are consistently closing buyer transactions. Target is set based on lead volume and team goals. Upward trend over time shows growth.

· Appointment attendance rate: Scheduled showings are held. No show rate is low. If appointments are being scheduled, buyers are meeting you.

· Lead to contract conversion: Not every lead becomes a deal. But conversion rate should be improving over time. You are moving prospects toward contracts.

· Transaction quality: Closings are smooth. No surprises. No issues at inspection or appraisal that blindside the team. Buyers are satisfied and refer others.

· Sphere growth: Over time, your personal referral business grows. You are building your own client base. Sphere deals close at higher commission for you.

· Team impact: As team grows from 20 to 30 agents, buyer lead volume increases. You scale with the team. More leads, more opportunities, more commissions.

Long Term Opportunity

This role offers real long term opportunity. Your base salary provides stability. Your commission provides growth. As you improve your skills, develop your sphere, and build your client base, your income grows.

The stronger you become at buyer representation, the more valuable you are to the team and the more you can command in commission. You are not competing against other team members. You are building a business within the team structure.

As the team scales, your opportunity scales with it. More agents means more buyer leads. More buyer leads means more deals for you. This is a growing business, and your role becomes more critical as we grow.
