Job Overview

Under the general direction of the Lease & Property Manager, plans, programs and implements multiple commercial development projects to support the Airport’s Strategic Plan and Land Use Plan. Coordinates plans and defines the multiple aspects of new program initiatives for the Commercial Development Department related to the development/redevelopment of facilities, leasing opportunities, facility utilization, and other commercial development projects.

What you will be doing:

  • Coordinates, oversees and implements the planning and programming of commercial development projects.

  • Drafts and finalizes lease related agreements such as estoppels, licenses, sublease consents and assignments; evaluates and develops recommendations regarding business proposals; coordinates completion of lease documents with Airport's legal staff.

  • Assists in the development and lease of real property and facilities, including coordinating property management, alterations, inspections and tenant activities.

  • Analyzes, reviews, drafts and negotiates lease related contracts including coordinating with other Airport departments on renewals, succeeding leases, terms, improvements, finish-outs, sub-leases and terminations.

  • Serves on multi-department teams developing business strategies concerning property and facilities.

  • Coordinates with Airport’s Environmental Department to achieve compliance with Pollution Prevention Plan and Noise Monitoring Programs.

  • Provides overall project responsibility for variety of projects and tasks.

  • Processes data from designated sources to document Commercial Development activity verifying acres developed and leased and revenue generated.

  • Assists tenants with any agreement related or property management issues.

  • Conducts regular on-site compliance inspections of leased and owned facilities to ensure conformity with lease terms, documents conditions through generation of inspection reports and photographs and, if applicable, generates deficiency notices and action plans to resolve noncompliance issues.

  • Works in an office environment approximately 50% of the time. Balance spent on Airport property conducting property inspections.

  • Drives to locations on and off Airport property.

  • Updates department’s Property Management database.

  • Prepares detailed project status reports.

  • Assists in Airport real estate and leasing responsibilities, as directed.

  • Manages Commercial Development Special Projects as required by Vice President.

What you need:

  • Bachelor's degree in real estate, business administration, public administration, or a related field.

  • Four (4) years of professional-level experience in commercial real estate development, property management, real estate leasing preferably industrial.

  • Any equivalent combination of education and/or experience may be substituted for the above.

  • Possession of a valid Class C driver's license.
