What are the responsibilities and job description for the Certified Occupancy Specialist position at DeMarco Management Corporation?
DeMarco Management Corporation is looking for a full-time Certified Occupancy Specialist in Hartford, CT. This role is responsible for ensuring that all households are re certified on an annual basis and are in compliance with affordable housing program regulations and to work with our Compliance Department on special assignments. This position requires in depth knowledge of the U.S. Department of Housing and Urban Development (HUD) regulations, Low Income Tax Credit (LIHTC) regulations, and fair housing laws.
Responsibilities include:
- Processes all paperwork necessary to complete re certifications for Low Income Housing Tax Credit and HUD programs.
- Approves initial site certifications and re certifications, file audits, property inspections and accompanies external auditing agencies at various site visits.
- Assesses eligibility and collects required information, such as income. Provides information/customer service and maintains records.
- Assist with lease-ups.
- Process and approve move-in and move-out files.
- Provide assistance and back up to Management staff.
- Conduct file audits as needed.
- Maintain up to date knowledge of state, federal and local affordable housing rules and regulations.
- Works on special tasks or projects as needed.
Requirements:
- High School Diploma or GED.
- Certified Occupancy Specialist (COS) and C3P or higher required.
- Other industry standard certifications preferred.
- 3-5 years experience in the property management field.
- Must have valid drivers license and reliable transportation and ability to commute to different locations in CT as needed.
- Excellent communication skills; able to communicate effectively and articulately in writing and orally.
- Capacity to meet deadlines.
- Ability to deal courteously with the public and to maintain effective working relationships with related agencies.
