What are the responsibilities and job description for the Director of Marketing position at DeLozier Development?
Director of Marketing
Full-time · On-site · Pigeon Forge / Sevier County, Tennessee
The Opportunity
DeLozier Capital Management, LLC supports a portfolio of family-owned companies in the hospitality, attraction, retail and restaurant industries located in Pigeon Forge, Tennessee — the gateway to the Great Smoky Mountains and one of the most-visited tourism destinations in the country.
Our brands include Three Bears General Store, one of the largest gift and attraction destinations in the Smokies; Pigeon Forge Gem Mine; two Sawyer's Farmhouse Restaurants; and Honeybear Hideaways, a luxury cabin rental and short-term rental management company. The portfolio continues to grow.
We are hiring a Director of Marketing to lead the entire marketing function. This is the top marketing seat in the company, reporting directly to ownership.
Who We're Looking For
An operator. Someone we hand an objective to, who goes and solves it, and comes back with a recommendation and a plan.
This role carries real scope and real autonomy — full ownership of strategy, budget, channels, brand and team, with direct access to the people who make the decisions and no layers in between. If you have been waiting for a job where you actually own the number and nobody slows you down, read on. If you need a large team and established infrastructure beneath you to be effective, this is not the right seat.
You will inherit an existing marketing team, with the authority to assess it, develop it and build it out. Growing that team's capability as the businesses grow is a core part of the job, not an afterthought.
What You'll Own
Portfolio Marketing Strategy
- Overall marketing strategy across every business in the portfolio, and the annual and quarterly priorities that flow from it.
- Brand positioning and marketing direction for each brand, and the consistency of both across every channel.
- Campaign strategy, promotional strategy, and how offers are designed, presented and rolled out.
- Cross-business campaign coordination and cross-promotional opportunities between brands.
- Customer journey strategy — how a guest finds us, chooses us, buys, and comes back.
- Deciding which businesses, products, seasons and opportunities get marketing focus and investment.
Growth & Digital Performance
- Paid advertising across all brands — hands-on in the accounts, managing outside agencies where it makes sense rather than depending on them.
- Budget allocation across businesses and seasons, and the tracking and attribution that proves the return.
- Growing direct bookings for our cabin rental business and reducing reliance on third-party booking channels.
- Organic search, digital listings and website strategy across the portfolio — including the ability to make straightforward site updates yourself rather than waiting on a developer.
E-Commerce
- Growing online revenue across our retail and attraction brands — traffic, conversion, merchandising presentation, promotions and lifecycle marketing.
- Working alongside our technology leadership, who own the platform and infrastructure, against a shared revenue target.
Email, SMS & Customer Data
- Building and running email and SMS programs across the portfolio from the guest data we already collect.
- Owning segmentation, automation and lifecycle messaging, and turning first-time guests into repeat ones.
Brand & Creative
- Brand strategy, visual identity and voice across every entity — one clear standard, consistently enforced.
- Creative direction across photo, video and design, and the standard our content is held to.
- Marketing support for new locations, brands and concepts as the portfolio expands.
Partnerships & Experiential
- Tourism and group partnerships — tour operators, event venues, chambers and tourism associations, and attraction pass programs.
- Business-to-business partnerships with hotels, resorts and other operators across the county.
- Influencer relationships and hosted visits, earned media, and community partnerships and sponsorships.
- Events and activations, print and signage programs, and coupon and physical placement programs.
Team Leadership & Build-Out
- Leading and developing the existing marketing team across every brand.
- Setting individual metrics and targets for every team member, and holding them to it.
- Building out the team's structure and capability over time so that marketing capacity keeps pace with the growth of the businesses.
Analytics & Reporting
- Portfolio-level marketing analytics and a real reporting cadence to ownership, with customer acquisition cost as the headline metric.
- Bringing data and recommendations proactively rather than campaign recaps.
What Success Looks Like
- The businesses grow. Sales are up across the portfolio, and marketing is a measurable part of why.
- Customer acquisition cost is known, tracked and improving.
- Direct bookings are up and third-party channel dependency is down.
- E-commerce becomes a real revenue line.
- Every brand looks and sounds consistent, on every channel.
- The marketing team is stronger, clearer and more capable than it was when you arrived.
What You Bring
Required
- Seven or more years in marketing, including leadership of a team and a budget.
- Hands-on performance marketing experience. You have personally owned paid media and can talk through cost per acquisition by channel without preparing a deck first.
- E-commerce experience — you have built or materially grown an online revenue line, with numbers you can speak to.
- People management experience, including developing a team and making difficult performance decisions when needed.
- Numbers-first thinking. Fluent in CAC, LTV:CAC and channel-level return, and comfortable owning marketing spend allocation.
- Experience building marketing infrastructure rather than inheriting it — you have set up the reporting, not just read it.
Strongly preferred
- Multi-brand or multi-location experience. Marketing several businesses with different customers is a different job from marketing one.
- Hospitality, tourism, attractions or retail background.
- Experience with partnership, group sales or channel relationships that produced measurable volume.
AI Fluency
- Actively uses AI in daily marketing work — reporting and tracking, content production, and campaign optimization.
- Comfortable building and iterating with AI tools and workflows, or genuinely willing to learn through training.
- Growth and metrics obsessed. Revenue, acquisition cost and bookings are the scoreboard — not impressions alone.
What We Offer
- Competitive base salary, commensurate with experience.
- Annual performance bonus, plus a growth share tied to the performance of the businesses you market.
- Paid vacation.
- Flexible spending account (FSA) with company contribution.
- 401(k) Safe Harbor Plan.
- Health insurance — 60%–65% of premium paid by the company.
- Supplemental insurance including dental, vision, and short-term disability.
- Direct access to ownership. No committees, no layers, and decisions made in days rather than quarters.
- Genuine autonomy and the scope to build a marketing function the way you think it should be built.
- A structured 90-day leadership launch, so expectations are clear and agreed from day one.
To Apply
Send a resume and a short note about a marketing program you owned end to end — what you inherited, what you changed, and what it produced. Numbers welcome.
