Position Summary
The Loan Officer is responsible for originating residential mortgage loans, evaluating borrower creditworthiness, and guiding clients through the home financing process from application to closing. This role combines financial analysis, regulatory compliance, and relationship management to deliver appropriate loan products while meeting production goals.
Essential Duties and Responsibilities
- Originate mortgage loans by soliciting and developing referral relationships with real estate professionals, builders, financial advisors, and other potential sources
- Interview prospective borrowers to assess financial needs, explain loan program options, and recommend appropriate mortgage products (conventional, FHA, VA, USDA, and portfolio loans)
- Analyze borrower creditworthiness by reviewing credit reports, income documentation, asset statements, and debt-to-income ratios
- Collect and review loan applications, ensuring completeness, accuracy, and compliance with federal, state, and company guidelines
- Structure loan transactions to meet investor and regulatory requirements while addressing borrower financial objectives
- Maintain thorough knowledge of current mortgage rates, loan programs, underwriting guidelines, and industry regulations
- Communicate regularly with borrowers, processors, underwriters, and closing agents to ensure timely loan processing and closing
- Ensure strict adherence to the Secure and Fair Enforcement for Mortgage Licensing Act (SAFE Act), Truth in Lending Act (TILA), Real Estate Settlement Procedures Act (RESPA), and other applicable regulations
- Maintain active registration with the Nationwide Multistate Licensing System (NMLS) and comply with continuing education requirements
- Meet established production goals including loan volume, units closed, and quality metrics
Required Qualifications
- High school diploma or equivalent (Bachelor's degree in Finance, Business, or related field preferred)
- Active NMLS license or ability to obtain within 90 days of hire
- Minimum 1-2 years of experience in mortgage lending, banking, or financial sales (entry-level candidates with strong sales background considered)
- Demonstrated knowledge of residential mortgage products, underwriting guidelines, and loan processing procedures
- Strong understanding of federal and state mortgage lending regulations
- Proficiency in loan origination software (LOS) and Microsoft Office Suite
- Excellent written and verbal communication skills with ability to explain complex financial concepts clearly
- Strong analytical and mathematical skills for evaluating financial documentation
- Valid driver's license and reliable transportation for business development activities
Preferred Qualifications
- Bachelor's degree in Finance, Economics, Business Administration, or related field
- 3 years of current mortgage origination experience with established referral network
- Certified Mortgage Planning Specialist (CMPS) or Certified Residential Mortgage Specialist (CRMS) designation
- Experience with Encompass or similar loan origination systems
- Bilingual capabilities (English/Spanish) preferred but not required
- Proven track record of meeting or exceeding sales production targets
Working Conditions
This position requires a combination of office work, client meetings at various locations, and local travel for business development. Must be able to work flexible hours including occasional evenings and weekends to accommodate client schedules.
