What are the responsibilities and job description for the Residential Construction Project Manager position at DeGusipe Real Estate?
DeGusipe Real Estate is hiring a hands-on Residential Construction Project Manager to oversee residential renovation projects throughout Southwestern Pennsylvania.
We purchase, renovate, sell, and rent residential properties. We are looking for someone who can take ownership of day-to-day project execution, keep contractors accountable, control budgets and schedules, and verify that work is completed properly before payment is approved.
This is primarily a field position—not a remote or desk-only role. You will regularly visit active properties, coordinate contractors and trades, inspect completed work, solve jobsite problems, and keep several projects moving without constant owner follow-up.
Why Join DeGusipe Real Estate
- Work directly with the company owner and receive timely decisions.
- Take ownership of active residential renovation projects.
- Help improve and build the company’s construction-management systems.
- Receive performance-based bonus opportunities.
- Grow into greater leadership and responsibility as the company expands.
- Work with a consistent pipeline of residential renovation and rental projects.
Primary Responsibilities
Project Planning and Scopes of Work
- Walk properties and identify all required renovation work.
- Create detailed scopes of work organized by room, trade, and project phase.
- Take measurements, photographs, and material quantities.
- Identify permit, inspection, code, utility, and sequencing requirements.
- Establish clear material selections, inclusions, exclusions, and completion standards.
- Divide projects into logical construction phases and payment milestones.
- Develop realistic schedules based on the proper order of work.
Contractor Sourcing and Management
- Find, interview, and qualify contractors and subcontractors.
- Review references, completed work, insurance, availability, crew size, and reliability.
- Obtain and compare written bids based on the same scope of work.
- Build and maintain backup contractor options for important trades.
- Set clear expectations for quality, schedule, communication, cleanup, and documentation.
- Hold contractors professionally accountable for missed deadlines or deficient work.
- Recommend replacing contractors when performance does not meet company standards.
Budget and Payment Control
- Prepare and maintain renovation budgets.
- Track approved contracts, materials, change orders, payments, remaining balances, contingencies, and holdbacks.
- Identify potential budget overruns before they become major problems.
- Obtain additional pricing and recommend cost-saving alternatives when appropriate.
- Prevent unauthorized work, substitutions, and unapproved change orders.
- Inspect completed work before recommending contractor payment.
- Maintain agreed holdbacks until the project and punch list are fully completed.
- Collect receipts, invoices, warranties, and lien releases when required.
Field Supervision and Quality Control
- Maintain regular jobsite presence based on each project’s phase and needs.
- Coordinate demolition, framing, plumbing, electrical, HVAC, drywall, finishes, inspections, and final completion.
- Verify that work follows the approved scope, layout, materials, and quality standards.
- Document progress with organized photographs, videos, and written updates.
- Identify incomplete, defective, or concealed work before it becomes more expensive to correct.
- Coordinate required inspections and resolve failed inspection items promptly.
- Create and manage punch lists through final completion.
- Confirm final cleaning, keys, warranties, documentation, and project closeout.
Organization and Communication
- Manage multiple active renovation projects at the same time.
- Maintain accurate tracking for each project’s phase, contractor, budget, payments, remaining balance, holdback, schedule, inspections, problems, and next actions.
- Provide concise progress updates showing completed work, upcoming work, delays, decisions needed, and recommended solutions.
- Bring problems to the owner with possible solutions—not simply report the problem.
- Anticipate upcoming contractor, material, inspection, and scheduling needs.
