Position Summary
The Senior Project Manager is responsible for leading a complex portfolio of projects from turnover through closeout, ensuring exceptional execution, profitability, and client satisfaction. This role manages high-value or high-risk work, coordinates internal and external resources, and plays a key leadership role in developing APMs and mentoring junior PMs. They are strategic, proactive, and a cultural leader within the company.
Key Accountabilities
Project Leadership & Execution
Manage large and complex commercial floor covering projects with full accountability for execution success, scope, schedule, budget, and client experience.
Financial Management & Forecasting
Own the financial health of all projects. Maintain accurate forecasting of billings, margin, labor, and costs. Proactively drive margin protection and enhancement through risk mitigation and strategic buyouts.
APM Mentorship & Development
Train, coach, and develop APMs through intentional delegation, feedback, and exposure to increasing responsibilities. Build a strong project support bench for the future.
Client Relationship Management
Serve as the primary point of contact for clients and general contractors. Build trust and rapport through proactive communication, transparency, and problem-solving.
Subcontractor & Vendor Coordination
Negotiate scopes, manage performance, and maintain clear expectations with all subcontractors. Ensure timely buyouts, contract issuance, and vendor alignment.
Schedule & Resource Management
Create and manage project schedules with Field Managers and install teams. Monitor critical path activities and proactively address delays or conflicts.
Change Management & Documentation
Identify, document, and convert scope changes in a timely and profitable manner. Ensure proper approvals and communication before execution.
System Compliance & Communication
Ensure timely and accurate updates in project management software including schedules, RFIs, submittals, commitments, change orders, and forecasts.
Collaboration with Estimating & Operations
Collaborate on preconstruction planning, turnover, and project startup. Support bid strategy and early planning on key pursuits or repeat work.
Closeout & Warranty Execution
Lead punchlist closure, retainage release, and warranty response with speed and professionalism. Ensure documentation is submitted fully and timely.
