- You will be aware of the condition of the property at all times and take immediate steps to correct any unsafe condition.
- Schedule and perform routine preventive maintenance on all appropriate equipment as directed by the Community Manager or Service Manager.
- Diagnose and perform minor or routine maintenance or repair, as directed.
- Completes all service requests within 24 hours, unless the request requires extraordinary parts or labor.
- Must have the ability to interact effectively with prospects, residents, peers and management.
- Maintaining the leasing office and all recreational and common area facilities.
Physical Requirements:
This role requires manual labor, lifting, bending, climbing, operating tools & equipment, and working both indoors & outdoors.
Work Schedule:
Varies based on property needs. Includes rotating on-call availability and occasional weekend/holiday coverage.
- A clear understanding of business concepts, processes and the principles of strategic thinking
- Comprehensive knowledge and understanding of multifamily operations including people management, financial reporting, problem-solving, sales, maintenance and resident relations.
- Must be able to access all apartment homes and parts of the community to show the home to potential residents; inspect all areas of community, etc.
- Ability to visually inspect apartment homes, grounds, and other aspects of the community to determine that standards are met
- Knowledge in maintenance to include carpentry, electrical, plumbing, heating and cooling systems, painting, drywall, buffing and waxing, use of power tools (pools and irrigation systems where necessary)
- Ability to speak, listen, read and write English with sufficient proficiency to maintain a safe environment, which is a business necessity, as further detailed above.
- Must provide own tools where applicable
- 1-3 years of experience in Property Management
- High School Diploma or GED required
- HVAC certification preferred
- EPA certification preferred
