The Building Inspector is responsible for performing inspections and plan reviews to ensure compliance with applicable state and local building, electrical, HVAC, and safety codes. The exact duties will vary based on the inspector’s certifications, and may include work in residential, commercial, or industrial construction projects. Conducts field inspection of new construction, remodeling or alteration of structures to enforce the requirements of State building codes. This role works closely with contractors, property owners, and design professionals to promote safe, code-compliant construction in Darke County.
Must possess practical construction knowledge, strong attention to detail, and the ability to work collaboratively with the public and industry professionals. Ability to detect structural and other faults and to appraise for quality of construction and physical depreciation. Accurately compare approved building plans with construction in progress to insure compliance.
Essential Duties and Responsibilities:
· Conduct field inspections of construction projects to verify compliance with the Ohio Building Code,
Residential Code of Ohio, National Electric Code, and other applicable regulations.
· Review plans, blueprints, specifications, and supporting documentation for code compliance.
· Identify and document code violations, recommending corrective actions as necessary.
· Ability to establish and maintain working relationships to communicate inspection results and code
requirements to contractors, architects, engineers, and property owners.
· Issue permits, approvals, and certificates as authorized; issue stop work orders when warranted.
· Respond to inquiries and complaints from the public, contractors, and government officials, providing
accurate information and regulatory guidance.
· Maintain accurate records, inspection reports, and documents in accordance with department policies.
· Keep current with code changes and maintain required licensure and certifications.
· Perform other related duties as assigned by the Chief Building Official.
Ability to: gather, collate and classify information; complete routine forms; establish effective working relationships with contractors, property owners, and general public; communicate effectively; copy material accurately and recognize grammatical and spelling errors; answer routine telephone inquiries from public and meet with individuals seeking a permit; maintain accurate records and filing; prepare meaningful, concise and accurate reports.
Lift items up to 50 lbs., walk up to one mile, climb stairs or ladders, and bend and crawl. Works outdoors when necessary and works evening or weekend hours in addition to a regular 40 hour work week when required for an emergency inspection.
A High school diploma or GED minimum is required with the possession of or the ability to obtain certification from the Ohio Board of Building Standards (OBBS) to conduct required tasks.
A skilled trades professional (carpentry, electrical, HVAC, etc.) who may or may not yet hold Ohio Board of Building Standards (OBBS) certifications but is able to obtain them after hire. Shall obtain, possess, and maintain State of Ohio Residential and Commercial Building Inspector Certifications or Interim Certifications issued by the Ohio Board of Building Standards.
Candidates who possess an Ohio Building Inspector, Electrical Inspector, Mechanical Inspector, or Plumbing Inspector Certification at the time of appointment are preferred.
A background investigation and evidence of Employment Authorization and Identity are required prior to employment. All candidates must successfully pass any level of background investigation applicable to the position.
