What are the responsibilities and job description for the Maintenance Technician position at Damianos Realty Group?
ESSENTIAL JOB FUNCTIONS:
· Handles the day-to-day maintenance of multi-tenanted office buildings and assist in the completion of job-related tasks across their respective portfolio’s which include a minimum of three separate building locations.
· Timely response to all tenant service requests
· Ability to take direction and work alongside all levels of staff
· Has working knowledge of current property management work order software program to respond to tenant complaints and close out requests in a timely manner.
· Strong knowledge of building HVAC systems both roof top and central HVAC plant operations
· Working knowledge of Energy Management Systems
· Plumbing, electrical and carpentry skills essential
· Repair of building locks and hardware
· Maintain organized and clean storage rooms
· Ability to meet physical demands including extended periods of standing and walking throughout the day and able to lift and carry 50 pounds
· Willingness to learn new things & work efficiently with others
· Ability to multi-task
· Ability to schedule your tasks to ensure a timely completion
· Establish and maintain open/positive relationships with tenants, vendors, and staff
· Quickly handle any and all emergency maintenance – 24/7
POSITION REQUIREMENTS:
· Valid New York State Driver’s license
· Minimum 5 years’ working as building superintendent is a must
· Self-starter with proven ability to work independently
· Strong customer service skills
· Building Super’s use their own vehicles in order to service multiple buildings at different locations
· Be able to work independently
