Position: Live-In Superintendent
Dalan is excited to hire a Live-In Superintendent responsible for overseeing operations for a Class A multifamily residential building in Brooklyn.
The ideal candidate takes pride in the quality of their work, demonstrates a collaborative mindset, communicates proactively, and maintains strong organizational skills. This role reports directly to the General Manager (“GM”).
Responsibilities
· On a regular basis, reviews and ensures that condition of the building, as well as apartments, are maintained in appropriate condition, to ensure compliance with lease and legal requirements. Conduct weekly building inspections of common areas, roofs, and base building mechanical rooms to ensure buildings are maintained at the highest level.
· Responsible for the operations of and the optimal performance of the physical mechanics of the building.
· Recommends and implements procedures for improving property operations and performance and for correcting potential problems (preventative maintenance).
· Handles any and all tenant-related issues, problems, concerns, security matters, physical plant matters, facilities, etc. alongside on-site maintenance staff.
· Meets with GM on a weekly basis to discuss concerns or problems, as well as to update GM on building operations matters.
· Handles all building service breakdowns and assesses repair conditions at sites, including communication with residents. Analyzes conditions to determine appropriate repair or replacement.
· Assists GM with obtaining bids from contractors, supervise and inspects completion of work and reviews contractor invoices.
· Notifies Management of any potential or present violations or related matters in the building and recommends suggested follow-up or resolution where possible.
· Supervises all building staff, and schedules them properly for optimum performance.
· Establishes and maintains proper channels of communication and chain of command among building staff.
· Oversee operations including maintenance and capital improvements.
· Participate in budgeting, forecasting, reporting, renewals, service contracts and
overseeing maintenance staff.
· Provide excellent customer service and communication to all residents to enhance
customer satisfaction.
· Develop, mentor, lead and manage a high-performing, cohesive building staff in
order to maximize asset value.
· Conduct weekly building inspections of common areas, roofs, and base building
mechanical rooms to ensure buildings are maintained at the highest level.
· Ensuring buildings are fully compliant with DOB, FDNY, HPD, etc.
· Oversee the end-to-end process of resident move-ins, move-outs, and unit turnovers.
Qualifications
· Minimum 5 years of Resident Manager or Superintendent experience, preferably in a residential real estate or property management environment.
· Customer service driven.
· Strong knowledge of building mechanics and repairs.
· Innovative, with a desire for continual improvement and passion to be best in class.
· Ability to multitask and be well organized in a fast-paced environment.
· Excellent work-ethic and supervisory skills.
· Strong written and verbal communications.
· Strong technical knowledge in Electrical, Carpentry, Plumbing, HVAC, Building Systems, or related fields.
· Good computer skills (Microsoft Word, Excel, etc.).
