Project Manager/Estimator - Commercial Paint

About The Company

Well-established commercial painting contractor with 45 years in business. Long-tenured headquarters in Costa Mesa serving all of Southern California from Santa Clarita to the border and out to Palm Springs.

The Role

True hybrid Estimator Project Manager position in the commercial paint division. You will own projects from bid to close-out while working full-time in the Costa Mesa office (very limited field visits - typically once per project or less).

Day-to-Day Responsibilities

Estimating

• Accurate digital takeoffs from blueprints using On-Screen Takeoff (preferred) or similar (Bluebeam, PlanSwift)
• Generate paint quantity takeoffs and assist with pricing
• Prepare and submit bids to GCs/clients (no sales chasing required)
  
  

Project Management

• Drive submittal process and track approvals
• Issue paint orders and prepare field packages
• Price and negotiate change orders
• Coordinate drawing revisions and field adjustments remotely
• Maximize job profitability through proactive management
  
  

Required Experience & Skills

• 1-5 years in commercial painting project management or estimating (other finish trades considered; paint strongly preferred)
• Proven commercial background - TI, hospitality, healthcare, medical office, etc.
• Candidates from retail, residential, or restoration do not transition well
• Proficiency with digital takeoff software (On-Screen Takeoff, Bluebeam, or PlanSwift)
• Must live within 50 miles of John Wayne Airport (SNA) - maximum 40-45 minute commute to Costa Mesa
• Full-time in-office (this is not a hybrid or remote role)

• Wallcovering bidding and installation knowledge
• Fabric-wrapped panels experience
• High-performance / industrial coatings (Tnemec, Carboline, etc.)
