Key Responsibilities
- Lead the preconstruction process for residential and multi-family projects, ensuring all necessary documentation is prepared and reviewed.
- Develop and manage project budgets, conducting cost management to align with financial goals.
- Facilitate value engineering sessions to optimize project design and minimize costs without compromising quality.
- Create and maintain project schedules, coordinating timelines with stakeholders and subcontractors.
- Conduct procurement processes for materials and services, ensuring the best value and quality.
- Negotiate contracts with vendors and subcontractors, ensuring fair terms and compliance with project requirements.
- Perform risk assessments to identify potential challenges and develop mitigation strategies.
- Communicate effectively with stakeholders, providing updates and addressing any concerns throughout the preconstruction phase.
- Review blueprints and construction documentation to ensure compliance with building codes and project specifications.
- Lead and mentor the preconstruction team, fostering a collaborative and productive work environment.
- Bachelor's degree in Construction Management, Architecture, Engineering, or a related field.
- Minimum of 5 years of experience in preconstruction management within the residential and multi-family sectors.
- Strong knowledge of construction documentation and building codes.
- Proven experience in cost management and project management methodologies.
- Excellent negotiation and contract management skills.
- Demonstrated ability in risk assessment and stakeholder communication.
- Proficiency in scheduling software and tools.
- Strong leadership skills with the ability to lead a diverse team.
- Experience with affordable housing projects is a plus.
