A leading commercial general contractor in Las Vegas is seeking a Pre-Construction Manager/Director to oversee all early-phase project planning, budgeting, and client coordination. This role drives the front end of multiple commercial projects and ensures a smooth transition from concept to construction.
Key Responsibilities:
- Lead preconstruction efforts from conceptual budgets through GMP development.
- Manage estimating, subcontractor outreach, scope reviews, and cost modeling.
- Partner with owners, architects, and internal teams on design development and value engineering.
- Prepare proposals, budgets, schedules, and risk assessments.
- Strengthen subcontractor relationships and ensure competitive coverage.
- Support business development through presentations and pursuit strategy.
Qualifications:
- 7 years in preconstruction, estimating, or project management within commercial construction.
- Strong understanding of commercial building systems and cost drivers.
- Ability to manage multiple pursuits and deadlines.
- Experience with conceptual estimating and early-phase planning.
- Leadership experience is preferred
Preferred Experience:
- 12 years of Estimating/Pre-Construction Experience
- Experience with office, retail, industrial, hospitality, healthcare, or education projects
- Familiarity with CMAR, design-build, and negotiated delivery methods
- Strong relationships within the Las Vegas subcontractor market
