Director Of Preconstruction

Position Overview

The Director of Preconstruction will lead and oversee all preconstruction activities for commercial construction projects, ensuring that the projects are delivered on time, within budget, and to the highest quality standards. This role will involve collaborating with various stakeholders, providing strategic direction, and driving the preconstruction team to achieve excellence in project estimation and planning.

Key Responsibilities

• Lead the preconstruction process for commercial construction projects from initial concept through to bid submission.
• Develop and manage project budgets, cost estimates, and schedules, ensuring accuracy and feasibility.
• Collaborate with project managers, architects, and clients to define project scope and requirements.
• Conduct site visits to assess project conditions and gather necessary information for accurate estimations.
• Prepare detailed proposals and bids, including cost analysis and value engineering options.
• Negotiate contracts and manage procurement processes with subcontractors and suppliers.
• Provide mentorship and guidance to junior estimators and preconstruction team members.
• Utilize construction estimation software and tools such as Procore, Sage, and Bluebeam for project tracking and reporting.
• Engage in client interaction to ensure alignment with project goals and expectations.
• Perform risk assessments and develop strategies to mitigate potential project issues.
  
  

Qualifications

• Bachelor's degree in Construction Management, Civil Engineering, or a related field.
• A minimum of 10 years of experience in preconstruction and commercial construction.
• Proven experience in cost analysis, budgeting, and project management.
• Strong understanding of construction estimation software and tools, including EDGE and Microsoft Excel.
• Experience in the healthcare, public sector, and educational construction projects is preferred.
• Excellent negotiation skills and experience in contract negotiation.
• Strong leadership abilities and experience managing a team of estimators.
• Effective communication skills, both verbal and written.
