Residential Construction Project Manager - Cape Cod
Custom Crafted Homes
Dennis, Massachusetts | Projects Throughout Cape Cod
Full-Time | Year-Round
Salary: 85,000-125,000 per year, based on experience and qualifications
About Custom Crafted Homes
Custom Crafted Homes is a Cape Cod-based residential design-build company specializing in custom homes, additions, major renovations, kitchens, bathrooms, exterior renovations, and high-quality residential construction.
We are based in Dennis and work throughout Cape Cod. Our projects require careful planning, strong field leadership, disciplined financial management, excellent subcontractor relationships, and clear communication with homeowners.
As our company continues to grow, we are looking for an experienced Residential Construction Project Manager who understands both the construction side of the business and the financial responsibility that comes with managing residential projects.
This is not an entry-level position. We are looking for an experienced construction professional who can take ownership of projects, anticipate problems, manage people and schedules, and understand how day-to-day project decisions affect cost, profitability, and the homeowner experience.
The Position
The Project Manager will have responsibility for multiple residential construction projects from preconstruction handoff through final completion and closeout.
The right person will be equally comfortable walking a job site, reviewing architectural plans, meeting with a homeowner, coordinating subcontractors, reviewing project costs, and identifying potential budget or schedule problems before they become larger issues.
Our Project Managers are expected to own their projects.
Key Responsibilities
- Manage custom residential construction projects from preconstruction handoff through completion and closeout.
- Develop, maintain, and actively manage construction schedules.
- Coordinate subcontractors, suppliers, employees, inspections, deliveries, and project sequencing.
- Maintain clean, organized, professional, and safe job sites.
- Identify problems early and take responsibility for developing solutions.
- Make sure each trade is ready for the next trade and prevent avoidable project delays.
- Review architectural and structural plans and understand the complete project scope.
- Conduct regular site visits and document progress.
- Maintain strong communication with homeowners throughout construction.
- Coordinate with architects, designers, engineers, subcontractors, suppliers, and company leadership.
- Review subcontractor proposals and confirm that scopes are complete and consistent with project requirements.
- Track project budgets, committed costs, invoices, allowances, change orders, and projected final costs.
- Identify budget variances and cost overruns early.
- Understand project gross profit and the financial impact of purchasing, scheduling, labor, subcontractor, and change-order decisions.
- Review and approve project-related invoices for accuracy and proper job allocation.
- Assist with change-order pricing and make sure additional work is properly documented before proceeding whenever possible.
- Monitor material purchasing, deliveries, excess materials, returns, credits, and transfers between projects.
- Maintain project documentation, photographs, notes, schedules, and client communications.
- Develop and manage punch lists.
- Drive projects through final inspection, homeowner turnover, and financial closeout.
- Maintain professional relationships with Cape Cod subcontractors and vendors.
- Represent Custom Crafted Homes professionally with clients, trade partners, building officials, neighbors, and the community.
Financial Responsibility
This position requires more than construction knowledge.
The successful candidate must be financially savvy and comfortable reviewing and managing:
- Project budgets
- Original estimates
- Purchase commitments
- Subcontractor contracts
- Job costing
- Labor costs
- Material costs
- Allowances
- Change orders
- Cost-to-complete projections
- Budget-versus-actual reporting
- Project profitability and gross margin
We are looking for someone who understands that running a successful construction project means protecting quality, schedule, customer satisfaction, and financial performance at the same time.
Required Qualifications
- A bachelor's degree from an accredited four-year college or university is required.
- At least 5 years of professional residential construction experience is required.
- Significant experience managing residential construction projects.
- Strong knowledge of residential construction methods, materials, sequencing, and building practices.
- Experience with custom homes, additions, major renovations, or high-end residential remodeling strongly preferred.
- Experience working in the Cape Cod residential construction market is strongly preferred.
- Ability to read and interpret architectural, structural, and construction plans.
- Strong understanding of construction estimating and job costing.
- Demonstrated ability to manage project budgets and understand financial reports.
- Experience managing subcontractors and vendors.
- Strong organizational and scheduling skills.
- Strong written and verbal communication skills.
- Comfortable communicating directly with homeowners.
- Strong computer skills and ability to work within construction management, CRM, spreadsheet, and cloud-based project systems.
- Valid driver's license, clean driving record, and ability to travel to projects throughout Cape Cod.
Preferred Background
Degrees in Construction Management, Business, Finance, Engineering, Architecture, or a related field are particularly relevant.
Experience with Google Workspace, Microsoft Excel spreadsheets, CRM systems, estimating software, and working use of AI tools, including but not limited to ChatGPT, Claude, & or Perplexity or similar construction-management technology is a plus.
Knowledge of Cape Cod subcontractors, suppliers, permitting processes, seasonal scheduling challenges, coastal construction, and local residential building practices is highly desirable.
Who Will Succeed Here
The right person is:
Financially disciplined
Highly organized
Detail-oriented
Proactive rather than reactive
Comfortable holding people accountable
Professional with homeowners and subcontractors
Confident making decisions
Willing to ask questions when something does not make sense
Able to manage multiple priorities without losing important details
Focused on solving problems rather than simply reporting them
Proud of delivering a clean, organized, professionally managed project
Interested in becoming an important long-term member of a growing Cape Cod residential construction company
At Custom Crafted Homes, we value craftsmanship, accountability, communication, teamwork, and respect for our clients and trade partners.
We are looking for someone who wants responsibility, takes pride in their work, and wants to help us continue building a strong residential construction company on Cape Cod.
