Job Description:

We are seeking an experienced, proactive, and detail-oriented Facilities and Construction Director who leads from the front to oversee physical operations, hands-on daily maintenance, and capital construction/renovation projects across our properties.

In this role, you will balance high-level oversight with direct, active execution—working alongside your team to ensure all buildings, systems, grounds, and infrastructure are safe, functional, compliant, and well-maintained. You will be actively involved in resolving daily maintenance work orders, managing internal facilities staff, supervising third-party contractors, leading capital improvement projects from planning to execution, and maintaining strict budget controls.

Responsibilities:

Your responsibilities will include, but are not limited to:

Facilities Operations & Maintenance Management

• Direct day-to-day operations of facilities, grounds, and physical infrastructure.

• Establish and oversee a comprehensive Preventive Maintenance (PM) program using a Computerized Maintenance Management System (CMMS).

• Oversee critical building systems, including HVAC, electrical, plumbing, life-safety, fire suppression, and security systems.

• Ensure all equipment is operational, safe, and clean.

• Serve as the primary emergency contact for facility-related urgent events, systems failures, or adverse weather events.

Construction & Capital Project Management

• Plan, execute, and monitor capital improvement projects, space modifications, and renovation efforts.

• Develop project scopes of work (SOW), cost estimates, schedules, and project milestones.

• Interface with architects, engineers, general contractors, and trade specialists during design and construction phases.

• Conduct regular job-site inspections to verify work quality, schedule adherence, and budget compliance.

• Track all assets and capital improvements.
  

Vendor & Contract Administration

• Solicit, review, and negotiate bids and proposals from contractors, suppliers, and service providers.

• Manage ongoing vendor contracts for janitorial services, landscaping, waste management, HVAC maintenance, and pest control.

• Conduct performance evaluations for contractors to ensure high-quality workmanship and contract fulfillment.

Budgeting, Compliance & Safety

• Oversee the P&L, develop and manage annual operational and capital budgets, and monitor expenses.

• Ensure all facilities adhere to federal, state, and local regulations, including OSHA, ADA, fire codes, and environmental safety standards.

• Conduct routine risk management audits and safety inspections across all properties to ensure the safety of both members and team members.

• Maintain complete and accurate records of permits, service contracts, maintenance logs, and warranties.

Team Leadership

• Teach, motivate, inspire, and direct on-site maintenance supervisors, custodial staff, and facility technicians.

• Hire and recruit staff as needed for the department.

Requirements:

• A 4-year degree in Facilities Management, Construction Management, Civil Engineering, Business Administration, or equivalent practical leadership experience (preferred, but not required)

• Minimum of 5–7 years of progressive experience in facilities management, commercial construction project management, or physical plant operations (preferred, but not required)

• Strong knowledge and skills of mechanical systems (HVAC, electrical, plumbing), building codes, zoning regulations, and OSHA safety standards

• Certified Facility Manager (CFM), Project Management Professional (PMP), or Certified Access Specialist (CASp) is a plus

• Computer competency, CMMS platform familiarity, digital skills, and CAD/blueprint reading skills are a plus

• Physically able to move around all day (this is not solely a desk job) and lift 50 pounds

• A team-oriented mindset, self-motivation, and strong problem-solving skills
  
  

Schedule:

Facilities and Construction Directors typically work Monday through Friday during core business hours (typically 8am to 5pm), with availability required for weekend rotations, urgent events, or project deadlines as needed.

Compensation:

$55,000–$95,000 annually (Commensurate with experience)
