Position Summary:
We are seeking an experienced and proactive Property Manager to oversee the daily operations of a condominium homeowners association (HOA) in the Atlanta area. This role serves as the primary liaison between the Board of Directors, residents, and service providers, ensuring smooth operations, regulatory compliance, and a high standard of community living.
Key Responsibilities:
Association & Community Management
- Manage the day-to-day operations of assigned condominium community(ies)
- Act as the primary point of contact for Board members and homeowners
- Enforce HOA covenants, bylaws, and community rules consistently and professionally
Board Relations & Governance
- Prepare for and attend Board and annual association meetings (including occasional evenings)
- Develop meeting agendas, management reports, and record meeting minutes
- Advise the Board on operational, financial, and compliance matters
Financial Management
- Assist in preparing annual budgets and monitoring financial performance
- Review and approve vendor invoices; ensure expenditures align with budget
- Partner with accounting on assessments, collections, and financial reporting
- Support reserve planning and capital expenditure tracking
Vendor & Contract Management
- Solicit bids, negotiate contracts, and oversee vendor performance
- Ensure vendors meet licensing, insurance, and contractual requirements
- Manage maintenance projects, preventative programs, and capital improvements
Maintenance & Property Oversight
- Conduct regular property inspections to ensure appearance and safety standards
- Identify maintenance needs and coordinate timely repairs
- Respond to emergency situations as needed
Compliance & Administration
- Ensure compliance with governing documents and Georgia state laws (including the Georgia Property Owners’ Association Act, where applicable)
- Maintain accurate association records and documentation
- Handle homeowner inquiries, violations, and dispute resolution professionally
Qualifications:
- Bachelor’s degree preferred (Business, Real Estate, or related field)
- 3–5 years of HOA or condominium property management experience
- Professional credentials such as CMCA, AMS, or PCAM strongly preferred
- Georgia Real Estate License preferred (depending on management structure/company requirements)
- Knowledge of Georgia HOA/condominium laws and governance best practices
- Experience working directly with HOA/Condo Boards
Skills & Competencies:
- Strong communication and relationship management skills
- Excellent organizational and multitasking abilities
- Financial acumen (budgeting, variance analysis, reserves)
- Problem-solving and conflict resolution capabilities
- Proficiency in property management software (e.g., AppFolio, Vantaca, Yardi) and Microsoft Office
- Bilingual (English/Spanish) a plus in diverse communities
