PURPOSE OF THE JOB:

As an US Citizen, the Facilities Manager is responsible for leading and owning the complete lifecycle of our facility portfolio — from identifying and securing new sites through buildout, operation, sustainment, and end-of-life. You will manage real estate strategy, leasing, vendor and contract negotiations, utilities, building systems (MEP), critical environments, renovations, and day-to-day maintenance. This role demands a hands-on leader who can balance cost, uptime, safety, and compliance across the portfolio, partnering with Operations, EHS, IT, Finance, and external landlords, brokers, and contractors. The Facilities Manager will be accountable for keeping facilities reliable, code-compliant, efficient, and ready to support business growth.


ESSENTIAL DUTIES AND RESPONSIBILITIES:

Real Estate & Lifecycle Strategy:

  • Identify, evaluate, and recommend new facilities and sites aligned with business growth, headcount, and operational requirements.
  • Manage site selection, due diligence, and space planning; develop business cases and total-cost analyses for new locations.
  • Own the full facility lifecycle: acquisition, buildout, operation, sustainment, optimization, consolidation, and exit/decommissioning.


Leasing & Contract Negotiation:

  • Lead lease negotiations, renewals, expansions, and terminations in partnership with brokers, landlords, and legal/finance.
  • Negotiate and manage vendor and service contracts (janitorial, security, landscaping, HVAC, waste, etc.); control scope, SLAs, and cost.
  • Track lease obligations, critical dates, renewal options, and CAM/operating-expense reconciliations.


Building Systems (MEP) & Critical Environments:

  • Oversee mechanical, electrical, and plumbing (MEP) systems for reliability, efficiency, and code compliance.
  • Manage critical environments (e.g., data/server rooms, labs, clean rooms, controlled-temperature or production-critical spaces) including redundancy, monitoring, and uptime.
  • Plan and execute preventive and predictive maintenance programs; minimize unplanned downtime.


Utilities & Sustainability:

  • Manage utilities (electricity, gas, water, waste) including procurement, monitoring, and cost optimization.
  • Drive energy-efficiency and sustainability initiatives; track consumption and identify reduction opportunities.


Renovation & Capital Projects:

  • Plan and manage renovations, fit-outs, and capital improvement projects on time and within budget.
  • Coordinate architects, engineers, general contractors, and permitting; manage project scope, schedule, and change orders.
  • Manage furniture, fixtures, equipment (FF&E), and move/relocation logistics.


Maintenance & Operations:

  • Direct day-to-day building operations, repairs, work-order management, and space readiness.
  • Manage a CMMS (computerized maintenance management system) and maintenance KPIs.
  • Ensure facilities are clean, safe, secure, and fully operational at all times.


Budgeting & Team Leadership:

  • Develop and manage facilities operating and capital budgets.
  • Lead internal facilities staff and manage external contractor teams


Compliance, Safety & Budget:

  • Ensure compliance with building codes, fire/life-safety, ADA, OSHA, and environmental regulations.
  • Partner with EHS on safety programs, inspections, and emergency preparedness/business continuity.
  • Develop and manage facilities operating and capital budgets; report on spend, variances, and savings.
  • Lead, schedule, and develop facilities staff and contractor teams.
  • Other responsibilities and tasks may be required.


EDUCATION/EXPERIENCE REQUIREMENTS:

Required:

  • Bachelor's degree in Facilities Management, Engineering, Construction Management, Business, or a related field — or equivalent experience.
  • 7 years of progressive facilities management experience, with 3 years managing teams, vendors, and budgets.
  • Demonstrated full-lifecycle facilities experience: site selection, leasing, buildout, operations, and maintenance.
  • Strong working knowledge of MEP systems, building automation, and critical-environment operations.
  • Experience negotiating leases and vendor/service contracts and managing capital/renovation projects.
  • Familiarity with CMMS and BMS systems.
  • Knowledge of OSHA, ADA, fire/life safety, and environmental compliance requirements.
  • Strong organizational, communication, and project management skills.

  • IFMA FMP/CFM, BOMI, PMP, or LEED certification.
  • Background in advanced materials, aerospace/defense, manufacturing, or technology sectors.
  • Experience with security systems, emergency planning, or business continuity programs.
  • Solid understanding of building codes, fire/life-safety, ADA, OSHA, and environmental compliance.
  • Strong project management, budgeting, vendor management, and communication skills.
  • Excellent organizational and time management skills.
  • Ability to work independently and as part of a team.
  • Strong communication and interpersonal skills.
  • MS Office Suite
  • Experience with mission-critical environments (data centers, labs, clean rooms, manufacturing-critical spaces) and redundancy/uptime management, preferred.
  • Professional certification such as IFMA FMP or CFM, BOMI, or PMP, preferred.
  • LEED accreditation or demonstrated sustainability/energy-management experience.
  • Background in regulated or technically demanding industries (manufacturing, life sciences, technology, aerospace/defense).
  • Experience with emergency preparedness, security systems, and business continuity planning.


WORK ENVIRONMENT:

  • The noise level is usually low to high. Work hours will typically be 8 hour shifts, work hours may depend on project requirements and can include early mornings, evenings, and weekends.
  • Environmental exposures may include potential exposures to chemical fumes, dust, or particulates during audits in processing areas (PPE required).


Salary : $100,000 - $140,000
