Position Summary
The Groundskeeper is responsible for maintaining the overall cleanliness, appearance, and curb appeal of the property. This position supports the property management and maintenance teams by ensuring the grounds, common areas, landscaping, and exterior facilities are clean, safe, and well-maintained for residents, guests, and prospective tenants. The ideal candidate is dependable, flexible, detail-oriented, self-motivated, and able to work outdoors in varying weather conditions.
Essential Duties & Responsibilities
Grounds & Landscaping
- Maintain landscaping, lawns, shrubs, trees, flower beds, and irrigation systems.
- Mow lawns, edge sidewalks, trim bushes, rake leaves, and remove weeds.
- Water landscaping as needed and report irrigation issues.
- Remove debris, litter, and pet waste from property grounds daily.
Property Appearance
- Maintain cleanliness of parking lots, sidewalks, breezeways, stairwells, dumpster areas, and common spaces.
- Pressure wash sidewalks, buildings, and common areas as scheduled.
- Clean and maintain amenities such as clubhouses, pools, dog parks, and playgrounds.
- Assist with snow and ice removal during winter weather events when applicable.
Trash & Waste Management
- Empty and maintain trash receptacles throughout the property.
- Monitor dumpster and compactor areas for cleanliness and compliance.
- Coordinate with management regarding overflow or bulk item removal.
Maintenance Support
- Assist maintenance staff with minor repairs and property projects as needed.
- Replace exterior light bulbs and report safety hazards or maintenance concerns.
- Perform monthly light checks.
- Assist with vacant unit preparation when needed.
- Maintain exterior areas for residents and property tours.
Safety & Compliance
- Follow company safety procedures and OSHA guidelines.
- Use tools, chemicals, and equipment safely and properly.
- Immediately report hazards, vandalism, property damage, or suspicious activity.
Qualifications:
Qualifications
- High school diploma or equivalent preferred.
- Previous groundskeeping, landscaping, janitorial, or property maintenance experience preferred.
- Ability to operate landscaping and maintenance equipment safely.
- Basic knowledge of cleaning procedures and property upkeep.
- Strong work ethic and reliability.
- Ability to work independently and as part of a team.
Physical Requirements
- Ability to lift and carry up to 50 pounds regularly.
- Frequent walking, standing, bending, kneeling, and climbing stairs.
- Ability to work outdoors in various weather conditions.
- Ability to safely operate landscaping and maintenance equipment.
Schedule
- Part-time position.
- May require occasional weekends, holidays, or after-hours work depending on property needs and weather conditions.
