What are the responsibilities and job description for the New Home Consultant position at Covenant Construction Services?

Position Summary:
Oversee planning from design to selection of the home; permit to closing. Assist in walk through pre drywall, trim, and final. To gain a clear understanding of key processes and responsibilities contained within the New Home Consultant position. To be our Builder Trend expert and social media marketer. To develop relational coordination, effective communication, and respect with other members of the company.
Responsibilities:
1. Assist with new potential clients to gain the opportunity to build their new home.
2. Ability to read and understand blueprints.
3. Ability to communicate customer intent to construction team.
4. Ability to take a plan and modify it for the customer to meet the customer expectations.
5. Maintain good current understanding of construction methods, and standards of construction.
6. Operate word processing, database, E-mail, and applicable programs.
7. Use Builder Trend to enter data and update information.
8. Obtain Buyer approvals for selections in a timely manner to enhance schedule.
9. Get appropriate bids from subcontractors and suppliers to achieve the appropriate margins.
10. Manage budgets, invoices, and financial status on each home.
11. Attend periodic meetings with staff.
12. Assist with decorating market homes to create sales opportunities.
13. Work with real estate agents to set up and select market homes after location has been determined.
14. Use checklists for inspections, quality control, and standard operating procedures.
15. Walk homes as necessary or for walk through meetings.
16. Answer questions and address customer concerns during pre-construction, construction and post construction when necessary.
17. Manage the change order process and understand the impact of changes.
18. Ability to read and understand site plans, plat maps, and house layouts on lots.
19. Assist with punch list items by notifying each trade in a format to ensure they are completed within time allotted following walk through.
20. To gain understanding of paperwork necessary for purchase agreement to addendum and all forms necessary to transact business.
21. Ability to assist in establishing closing dates and interaction with field personnel.
22. Maintain social media, website, and external marketing material with realtors.
23. Accept communication for warranty and discuss with construction prior to dispatching trades. After decisions are made coordinate trade to homeowner.
24. Work collectively with Builder to identify product and installation is accurate with buyer approved selections.
Education and Experience:
Any combination of education or experience in design or home building equaling five years.
Equipment to be used:
Telephone, copier, plan plotter and computer.
Typical Physical Demands:
Lifting, standing, sitting, extended walking, etc. Must be able to operate a motor vehicle. A normal range of hearing and vision is required.
Working Conditions: Primarily in the office with some field administration involved.
