An Amenities Manager is responsible for overseeing the maintenance, cleanliness, and functionality of a building's facilities and grounds. Key duties include maintenance and cleaning, managing budgets, scheduling repairs and projects, ensuring compliance with safety and health regulations, and coordinating with vendors and contractors and getting estimates for repairs. This role requires strong leadership, budget management, and problem-solving skills to ensure the facility meets the needs of Country Walk Homeowners Association.
Country Walk’s five main tasks of amenities management are:
- Maintenance and upkeep of physical structures and systems.
- Space planning and management.
- Health, safety, and environmental management.
- Prevention, prediction and proactively planning and organizing of projects.
- Communication, collaboration, critical and creative thinking to solve problems.
1. Line manage the Amenities on a day-to-day basis and liaise with CW to arrange monitor training and support as required for pool season.
2. To ensure that the following activities are done:
- Maintaining cleanliness of CW open spaces and undertaking regular litter picking
- Grass cutting, weeding, planting and general maintenance of shrub & flower beds, pruning of hedges and shrubs, preparing, installing and watering hanging baskets and planters
- Minor work to trees, taking advice and action as recommended by the HOA’s tree arborist
- Upkeep of paths, drives and open spaces under the control of the Country Walk
3. Annually create and implement an Amenities Plan including a refurbishment and enhancement program for all Country Walk assets, in line with the Country Walks Strategic Plan.
4. Develop the green spaces, utilizing the skills of the Amenities (encouraging pollinators, reducing use of plastics, improving parks and playing fields).
5. Manage maintenance and other contracts on behalf of the Country Walk to ensure work is carried out to specification and in a safe, timely manner to satisfactory standards.
6. Assist in the development of systems and procedures for effective service delivery of amenities operations (e.g. footpath maintenance, grass cutting, street furniture maintenance).
7. Arrange, monitor and review utility supplies and relevant charges.
8. Prepare reports for relevant Amenities Committee meetings, monitoring the facilities and assets and any other relevant matters.
9. Assist in the setting of appropriate budgets for amenities, premises and projects and to ensure the cost-effective delivery of services within allocated budgets.
10. Order, plant and nurture all bulbs, plants, shrubs and trees to present a well-kept display in all amenity areas.
11. Order all sundries required for the amenities manager to undertake their roles, including cleaning and other supplies for the Country Walk, in line with approved budget and financial regulations.
12. Undertake all relevant Health and Safety Risk Assessments required.
13. Support any CW Committee in organizing events, outdoor or indoor, on behalf of Country Walk and work with them to develop and implement new community initiatives in accordance with CW board priorities.
14. Attend meetings and training courses (CPR) associated with the work and role of Amenities Manager as required and authorized by the Country Walk HOA.
15. Ensure that reasonable care is always taken for health, safety and welfare of yourself and other persons.
17. Demonstrate an awareness and understanding of the physical, social and overall welfare of the people in the community and the property and act in accordance with legislation, policies and procedures.
18. Undertake any other duties required, consistent with the level and scope of the post.
Weekly Routine Jobs

Monthly Job

Other duties and responsibilities
1. Coordinate with homeowners for community/pavilion rentals
2. Check camera if police call for incidents
3. Meet police if an incident happens
4. Order supplies for Amenities (cleaning supplies, trash bags, etc.)
Required skills and qualifications
- Experience in a management role with a strong customer service focus.
- Strong leadership and people management skills.
- Excellent problem-solving and communication skills.
- Ability to develop and implement maintenance and energy programs.
- Strong financial acumen, including budget management.
- Experience with multi-site operations and retail maintenance workflows is often beneficial.
- Computer literacy.
Experience: Previous experience in facility management, property management, or a related field is typically required, with the level of experience dependent on the position's seniority.
Education: While a specific degree is not always mandatory, a background in building services, engineering, business management, or administration is often preferred.
Technical knowledge: A strong understanding of building systems, such as electrical, plumbing, and HVAC, is essential for identifying and troubleshooting maintenance issues.
Soft skills: Excellent communication, budgeting, time management, and vendor negotiation skills are critical for managing the diverse responsibilities of the role.
We are flexible on hours. This is not a clock in clock out position. You must be able to manage yourself and meet all requirements and expectations. This is a part-time position that requires more hours during the spring/summer than the winter, typically, but is based around the needs of the community at any given time.
