Maintenance Worker

We are seeking a Full-Time Maintenance candidate Monday – Friday, to become an integral part of our team. The selected individual will assist our Maintenance staff on successful completion of Operations throughout the 220 Unit/15 Building Co-Op Community. Reports directly to co-worker and Property Manager.

ESSENTIAL FUNCTIONS

· Assist Maintenance staff with managing job site safety, quality, and schedule for assigned contractor projects, create shareholder work tickets, Inventory control and loss prevention, conduct repairs and ensure completion of repairs assigned to service technicians (Handymen), and Building system Inspections, cleaning of the common areas, maintain the exterior grounds of the property, conduct co-op inspections, create work tickets as needed during the inspections. Access Work order system, for requests submitted online.

· Ability to walk, stand, lift to 50lbs., climb ladders and stairs, Reach with hands and arms, overhead repairs, crawl spaces, and tight spaces.

· Ability to safely operate utility vehicles, snow blowers and other grounds equipment

· Ability to work in various conditions such as heat and/or humidity, rain, and cold/snow,

· Follow directives and work collaboratively with Maintenance staff, Property Manager, Porter and others.

Ability to utilize a computer to access work orders, data entry of completed tasks, effectively communicating with TCM, Board Members and Maintenance staff.

RESPONSIBILITIES

· Assist with setting up non regular maintenance and janitorial issues, including project scheduling.

·Perform daily job site walks and submit daily safety reports (lighting, trip hazards, water leaks, and all other liability concerns)

· Cover assignments in the absence of any Porter or Maintenance staff including but not limited to all sub tasks needed for completion

QUALIFICATIONS:

· Valid NYS Driver’s License with no infractions nor medical restrictions

· Must understand building maintenance systems.

· Key competencies are initiative, communication, teamwork, and dependability

· Must be able to read plans and specifications.

· Technical skills: 3 years minimum of Plumbing, Electric, and Carpentry experience

· Familiar with Tec Mar System is helpful

· Minimum education required is a High School Degree or GED, some college or bachelor’s degree preferred'

Pay: $55,000.00 - $60,000.00 per year
