Position Summary
The Acquisitions Associate will be a core contributor to CoreOne’s acquisition engine, with direct exposure to off-market deal generation, underwriting, and transaction execution. This is a high-velocity, high-accountability role built for someone who is both analytical and proactive with the ability to evaluate opportunities with precision and push deals forward.
This is not a passive role. From day one, you will be expected to think like an investor, operate with strong attention to detail, and produce at a pace consistent with a growing, performance-driven platform. The right candidate will be trusted to own workstreams, contribute to investment decisions, and interact directly with senior leadership.
Key Responsibilities
- Generate off-market deal flow by building and maintaining target ownership lists, executing consistent outbound outreach to property owners, operators, and intermediaries, and developing long-term seller relationships within CoreOne’s target markets to create a repeatable, proprietary pipeline of potential transactions. Underwrite acquisitions using detailed Excel models; evaluate cash flow, return drivers, downside scenarios, and business plan feasibility
- Track outreach activity, pipeline progression, and key deal milestones to maintain consistent transaction velocity
- Perform market and asset-level research to support pricing, underwriting assumptions, and sourcing strategy
- Produce investment summaries and recommendations for senior leadership
- Support transaction execution from LOI through closing
- Lead and manage due diligence workstreams (financial, leasing, legal, zoning, physical), ensuring completeness, accuracy, and speed
- Collaborate with asset management and finance to ensure underwriting aligns with post-close execution plans and return targets
- Continuously improve sourcing processes, underwriting frameworks, and execution playbooks based on market feedback and transaction outcomes
Candidate Profile
- 2–5 years of experience in acquisitions, principal investing, investment sales, or a related commercial real estate role
- Demonstrated ability to generate off-market opportunities, including direct owner outreach and relationship-driven business development
- Strong financial modeling and underwriting skillset
- Detail-oriented with the ability to manage multiple live workstreams in a fast-paced environment
- Self-starter & strong ownership mindset.
- Comfortable interacting directly with owners, brokers, lenders, attorneys, and third-party consultants
- Strong written and verbal communication skills; able to present analyses clearly and concisely
- Organized, process-driven, and effective operating in a lean, entrepreneurial platform
- High integrity, strong work ethic, and a team-first approach
- Advanced proficiency in Excel and PowerPoint
- Industrial experience preferred but not required for the right candidate
