Position Summary
The Controls (BAS) Intern will support the Building Automation Systems team in maintaining, troubleshooting, and improving building control systems across the COPT portfolio. This role provides hands-on exposure to BAS operations, system integrations, and smart building technologies.
The intern will assist with ongoing projects, documentation, and system analysis while gaining real-world experience in commercial building automation environments. Mechanically inclined, is a positive.
Essential Functions:
- Assist current controls team with troubleshooting and service-related building / control issues.
- Assist of project review to include internal team projects and tenant improvement projects.
- Assist in monitoring BAS systems (Niagara N4/N5, Distech, etc.)
- Support troubleshooting of HVAC and control-related issues
- Help review alarms and identify system inconsistencies
- Coordinate with team members and system integrators during issue resolution
Secondary Responsibilities:
- Assist with BAS projects from start to finish to gain full picture.
- Participating in site visits with BAS team members
- Help document field conditions and system performance
Technology & Integration Exposure:
- Gain exposure to BACnet (IP / MS/TP)
- Gain exposure to Modbus (TCP / RTU)
- Gain exposure to Niagara Framework
- Assist in understanding system integrations and network architecture
- Expose to cybersecurity initiatives (BACnet/SC awareness)
Work Environment:
- Combination of office and field work
- Occasional travel to nearby properties
- Exposure to mechanical rooms and building systems
Qualifications:
- High School Graduate
- Valid Driver’s License
- Pursuing a degree in Mechanical, Electrical, Controls/Automation, or related field
Preferred Skills:
- Basic understanding of HVAC systems
- Interest in building automation and smart buildings
- Familiarity with Microsoft Excel and data analysis
- Strong problem-solving and communication skills
