General Description:
CM&D is seeking an experienced construction professional to join our Lender's Advisor Division. In this role, you will represent lenders by performing project due diligence, construction progress monitoring, draw request reviews, site inspections, and construction risk assessments for commercial construction projects. This position requires regular travel to project sites throughout the United States to perform monthly site inspections and project assessments. You will work closely with the Managing Director of Lender's Advisor to provide independent analysis and reporting regarding project status, budget, schedule, and funding requests to clients, developers, and general contractors.
Duties and Responsibilities:
Project Oversight and Monitoring
• Review the general contractor’s schedule;
• Review the Man Power log (daily log), RFI log (activity, trends), and Procurement log;
• Evaluate change orders and change order proposals for reasonableness and impact on the budget, schedule and quality of the project;
• Review the Borrower’s disbursement request, as submitted to Lender or Title Company, to be funded or reimbursed through available loan reserves;
• Compare the Contractor’s Payment Application against the actual work progress and schedule to determine if the payments requested are accurate;
• Perform Monthly Site Survey (travel required);
• Prepare and submit a “Monthly Project Overview Report” of all findings.
Project Assessments
• Meet with the Project team to understand the Project’s history and status;
• Assess the Developer’s Project team and the suitability of the team to undertake the proposed Project;
• Review the Project budget, cost estimate(s) completed for construction, and schedule;
• Review environmental reports;
• Review Project drawings;
• Prepare a full report of all findings.
Requirements:
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field (PMP or CCM certification a plus).
• 5–10 years of commercial construction experience, preferably in construction lender services, construction loan monitoring, project monitoring, owner's representation, or construction consulting.
• Experience reviewing project budgets, schedules, draw requests, contractor payment applications, and change orders.
• Experience preparing construction due diligence reports, monthly project monitoring reports, or lender progress reports is highly preferred.
• Excellent written and verbal communication skills.
• Strong technical understanding of construction budgets, schedules, drawings, and cost control.
• Proven ability to manage multiple projects and deadlines with precision.
